This 6 500m² lake is fully stocked with approx 130 carp to a known maximum of 49lb12oz plus grass carp (to 36lb), pike, zander, perch and catfish to 74lb. A small island provides an attractive feature to the lake with a small bridge for accessibility. Custom made posts are available in each of the four corners of the lake plus a pontoon provides for a home swim directly outside the anglers accommodation.

The lakeside anglers accommodation provides two bedrooms with living space, toilet and shower facilities. Wifi is available across the entire lake.

+ LAKE 2
This 6 000m² lake is fully stocked with approx 80 carp to 51lb plus grass carp to approx 44lb, pike, zander, perch and a catfish.

The lake is beautifully presented with managed overhanging trees along the perimeter of the lake. The anglers access the lake with a large post on the peninsula providing a fantastic social post for up to 3 anglers. An additional home swim is available directly outside the anglers accommodation.

The lakeside accommodation provides for 2 bedrooms with a large living space and a an additional covered eating/social area close to the home swim.

Both lakes have been expertly managed with regular nettings for stock control and lake management (last netting 2025) and new stock are introduced into the lake on an annual basis.

Two small stock ponds are also included for the rearing of carp situated between the two lakes.

The business is a very mature with the 2026 calendar fully booked with many of these bookings being returning guests across the 32 week season. There are opportunities to extend the season and/or to provide short session fishing over the late summer/winter period. There are already a substantial number of reservations for the 2027 season.

Additional revenue is generated onsite with the provision of a comprehensive food package for the anglers with the majority of anglers choosing to book the food package. Plus there is a detailed bait package and a small onsite shop providing additional bait, end tackle and equipment hire.

Everything that is necessary to continue with the carp fishing business is included with the sale. It really is a total turnkey opportunity.

The complex is beautifully private with no visible neighbours. And both lakes themselves are also private making it possible to have two different groups of anglers on site.

Whilst isolated the site is close to the shops and amenities in the local towns of Pouancé, Segré and Chateaubriant with the larger cities of Angers, Nantes and Rennes being close by.
