A rare character stone house in one of the region’s most popular coastal villages, offering wonderful views over the Étang de Bages, a private terraced garden and an exceptional rooftop terrace. While the property would benefit from renovation, it already has a newer roof (2006) and previous refurbishment (2013), providing an excellent opportunity to create a distinctive home in an outstanding location close to Narbonne.

The property is situated close to the village church at the highest point of the village, where parking is available. Small streets lead down towards the lake, and both the house and garden can be accessed from two of them. The front door opens from the north side into a stone-walled entrance hall, leading through to the main south- and east-facing living accommodation.

The spacious kitchen/dining room (26m²), fitted with a white kitchen, enjoys windows to the south and east together with a glazed door opening directly onto the garden. The thick stone walls help keep the house cool during the summer, while a wood-burning stove provides warmth in winter and transfers heat to the main bedroom above. A few more steps lead to the rooftop terrace of around 15m². From here there are wonderful views across the lake, the village rooftops and the garden, with its fig, robinia and oleander trees. The terrace is completely private, making it an ideal place for relaxing, sunbathing and enjoying the scenery, while a raised deck provides even wider views.

A second door from the terrace leads into a small room that could serve as a bedroom or study, with a window overlooking the entrance side of the house. Below this, reached via a second tiled staircase with timber edging, is another room of similar size, currently used for storage, and requiring renovation. The stairs continue down to the entrance hall.

The private terraced garden of approximately 102m² can be accessed directly from the quiet village street, as well as from the house. At the lower level are a useful storage area containing the washing machine, and a gravelled seating area beneath the shade of the fig and other trees. A few steps higher is the terracotta-tiled terrace, which enjoys plenty of sunshine throughout the day.

The village offers a small grocery shop, two local fruit and vegetable producers, and several cafés and restaurants. Narbonne is just 9km away, with a bus service running three times a day for €2. Nearby Peyriac-de-Mer (5km) offers restaurants, bars and a supermarket. The nearest beach, la Plage du Doul, is 7km away, Narbonne Plage is 26km, Béziers 40km, Carcassonne 62km, and Spain can be reached in around an hour by car (96 km).
