This 3-bedroom house has great views and is in a quiet lane not far from the town of St Aignan sur Cher.

There is a large garage and two other rooms on ground floor. All the living accommodation is on the first floor and accessed from the front door on the front balcony.

There is an L-shaped sitting dining room with windows on every side, allowing plenty of light into the room, and a fireplace with a wood burner. Doors open out onto the rear terrace that has wonderful views of the garden. There is a fitted kitchen next to this and a study/bedroom, both of which also have access to the rear terrace.

Two further bedrooms are at the front of the house with views of the front garden and lane. The bathroom has a bath, shower and two washbasins, and there is a separate toilet in the hallway.

The garden wraps round the house giving plenty of privacy and sunshine throughout the day, finishing on the rear terrace in the afternoon and evening.

The house has great potential, but does need upgrading. The electrics need attention, windows are double-glazed but not new, insulation can be added to improve the energy efficiency, and there are some minor repairs to be done. It is on mains drainage. The electric radiators need to be replaced as they are old.

Having mentioned all this, the location is fantastic! You can change and improve a property, but you can't change the location. This is a real gem of a place looking for some TLC to bring out its full potential!
