THE LAKES
There are three lakes associated with the property each fully legalised and registered with closed water status thus providing the ability for unrestricted private fishing on a 24h/day basis. The lakes are ideally configured to support both week long and short session fishing on a drive-and-survive basis.
- Lake 1
This 7.5 acre lake is fully accessible on all sides featured with 2 islands in the middle of the lake. Water is naturally sourced providing depths of 3 to 10 feet on a mainly sandy lake bed with very minimal seasonal loss of water. Around the parameter of the lake are located 8 well positioned and very well maintained swims each with a wooden chalet. There is easily sufficient space to allow for bivvies close to the swims Within this lake are approximately 240 carp from 15lb to over 60lbs in weight with the average weight estimated to be in excess of 30lbs. Additional species include zander, pike and roach.

Lake 2:
This lake is around 5 acres and is naturally sourced with depths of between 3ft and 7ft, made up of a mainly sandy, slightly silty lake bed. The large swims are located on the back bank and are again provided with wooden chalets and plenty of space for bivvies. This lake is stocked with approximately 190 carp from 15 pound to over 50lb and again with an average weight of over 30lbs. Additional species in here are include zander, pike, roach and tench.
Lake 3: Stock Lake
1.5acres of water situated in front of the moulin stocked with smaller carp being used more as a growing-on pond than for active fishing.

There is tremendous potential to develop the site into hosting a prestigious carp fishing venue based upon the quality of the fish situated in each of the lakes. With the current configuration there is ample opportunity to provide high quality angling holidays to the traditional week-long fishing holidays (generally associated with British and Dutch clients) as well as short session angling (24h/48h) more normally associated with French national anglers.

Everything needed to make an enterprise is included within the sale including all machinery and equipment required to maintain the lakes and the surrounding environment, all equipment, furnitures etc required for preparing and delivering on-site food packages for anglers, all equipment, materials and recipes for preparing the onsite boilies, a vast array of tackle for hire to incoming anglers as well as all social media and web channels for building the business offering.
