This property is a Wish List Fantasy - it ticks all the boxes for the perfect house in the Dordogne! Are you looking for lush green gardens? Would you like a crystal clear, heated, swimming pool? How about a huge terrace, overlooking a stunning lake? And some beautiful woodland behind the lake?
This property really does have everything that you could wish for... with the possibility to extend the house should you wish, and an added business potential to boot! Read more ...
The property can be found on a quiet little road, where it boasts over 100m of garden frontage, creating distance from even the closest neighbouring property.
The house itself is set back from the road, nestled into mature green lush gardens, that the Périgord Vert is famous for. It is accessed by a broad driveway, that then passes in front of the house to lead on to the parking garage. (There is also room to park multiple cars in the driveway itself, and plenty of room to build further garaging should it be required).
On entering the house, you will be welcomed into a hallway that leads onto the kitchen in the front, and into the spacious and bright open plan living room and dining room.
The living room has the woodburning stove, and a set of patio doors that open out to the front of the house, inviting the front garden into the house. The dining room has 2 sets of patio doors, one set leads out onto a covered terrace at the side of the house, which then leads on to the side garden and pool area. The second set of patio doors lead out onto the huge rear terrace, which overlooks the immense back garden area, lake and woodland beyond.
You can get a great feel for this triple aspect space on the Virtual Tour - However, viewing is highly recommended to truly appreciate this wonderful living space, surrounded by terraces accessible by 3 sets of double glazed French doors no less!
The entire house is well insulated and has traditional shutters to help keep it cool in those gloriously hot summer months. The insulation and double glazing also help to retain the heat in the short winter season, allowing the wonderful wood burning stove to keep you warm and cosy.
The practical kitchen can be accessed conveniently from the dining room, or from the hallway leading in from the front door. It also opens through to the other side into a utility room where you'll find loft access and also a WC and the hot water tank for that utilises the solar heated water from the roof.
There are 3 double bedrooms in the house. Two of them face the front gardens, and the third one looks out onto the lake. The master bedroom at the front of the house is double aspect, with views over the front gardens and out the side of the house as well. There is a spacious family bathroom, with a separate shower and bath, the 'Jack-and-Jill' bathroom is accessed both from the hallway, and directly from the master bedroom.
Approximate Room sizes within the house:
Entrance/Hallway - 9m²
Living Room & Dining Room - 38m²
Kitchen - 11.6m²
Utility room - 5.9m²
WC - 2m²
Bedroom 1 - 9.67m²
Bedroom 2 - 12m²

The rear patio has been laid on a concrete slab that was built with the intention of facilitating future extension of the house. So if this property has everything that you're looking for.. except perhaps for some more living space - then you would be wise to consider having an extension built.
Moving back outside again...
There are so many perfect areas for sunbathing or relaxing in the shade in these well kept stunning gardens. Perfect for reading, painting or simply whiling away the hours...
And what a joy to have a private eco-friendly heated, swimming pool! With it's own terrace and gazebo for shade, looking out onto the back garden and lake., surrounded by lush trees and vegetation!
The lake itself provides that extra something special. The most perfect backdrop to this beautiful setting, keeping you cool just looking at it, never mind dipping your toes in!
And of course, there is also the possibility to investigate a potential business interest here, should 'fishing' be your thing. It could be possible to have the lake set up as a fishing business (subject to the relevant consents) - there is certainly enough room in the grounds to pursue this avenue, maybe even a combination of camping/glamping and fishing...
The property itself is no more than 5 minutes by car from the lovely town of Champniers-et-Reilhac, with it's beautiful town square, restaurants/bar, boulangerie etc.. It's also quite famous for it's bi-monthly evening soirées in the Summertime - where locals and tourists alike meet up to enjoy locally produced food and drink at the Marché de Producteurs du Pays! (Think farmers market crossed with a picnic crossed with a late night party, oftentimes with live music and lots of fanfare!)
The market town of Piégut-Pluviers is only 10 minutes away too! The famous Wednesday morning market truly is something to experience. You can also find an Intermarché supermarket here, and all manner of small local shops, boulangeries, cafés, restaurants and bars. There are also schools, pharmacies and a doctors here.
And my town, Nontron is only 20 minutes away - with more supermarkets, SuperU, Lidl, Intermarché, Vival etc.. as well as all the usual small boutique shops, cafés, bars, restaurants. We also have some hotels, a library, cinema, sports centre, tennis club, schools (right up to leaving for University) and an all year round covered swimming pool and spa complex.
You're also less than an hour from Limoges international airport, and around an hour from Angouleme with everything that any big city has to offer, including TGV rail links to Paris.
Come and have a look, viewing highly recommended!
