** SOLD ** Situated in a tiny hamlet in the hills above the Dordogne river and with all the facilities of Argentat within striking distance, this cosy stone cottage, which has already been partly renovated, comprises 3 double bedrooms (one on the ground floor), a large living area with inglenook fireplace and basic kitchen, along with a shower room and separate WC. A large cellar is accessed from outside and provides extensive storage space. There is no garden, but a covered log store on one side of the cottage could be transformed into a sunny seating area if desired. The surrounding countryside is totally unspoilt and offers many opportunities for hiking, riding and water sports, and world-famous tourist sites such as Rocamadour and Padirac are less than an hour’s drive away. The perfect easy-care holiday home or investment as a gite! Read more ...

Ground floor:

The front door opens into a large living area where a powerful woodburner occupies pride of place in the inglenook fireplace! A kitchen sink and power points are situated to the right of the fireplace. This room is perfectly habitable as it is but needs updating. The floor is tiled and is in good condition. A door leads off the living room into the ground floor bedroom, with windows opening onto two aspects. There is also a shower room and separate WC at this level.

First floor:

A brand new pine staircase leads up to the first floor, where 2 newly renovated double bedrooms open off a small landing. Both bedrooms have built-in wardrobes and new timber flooring. They also benefit from very high ceilings with lots of exposed beams and several windows making them bright and sunny.

Heating : Wood burner and electric radiators.
Electricity: The first floor rooms have recently been rewired.
Drainage: The house is linked to an old septic tank which works but does not conform to current regulations.
Cellar: A huge cellar is accessed from outside and covers almost the whole footprint of the house. Ideal storage area.

Outside: The house does not have a garden, however there is a covered log store attached to one side of the house which could easily be removed and replaced with a seating area for eating al fresco.

Nearest towns with shops: Argentat-sur-Dordogne (13 kms), Tulle (32 kms), Brive la Gaillarde (54 kms).
