A very well maintained property, located in a quiet hamlet just outside the village of Lucay-Le-Male. The property is approached by a lane through fields and is south west facing. There is an open garage, summer kitchen and large building housing an old bakery, old cow shed and garage, all suitable for renovation. There is also a summerhouse on the property and plenty of parking in front of the house. The large and very private garden is full of fruit trees including plums, walnuts, pears and apples. On entering the property you immediately notice the large spaces with high ceilings (2.8m). The hallway (8 m2) has a large cupboard and solid wooden staircase to the first floor. The property has lots of original features. As well as the original terracotta floor tiles, there is an old stone alcove by the door with the original metal shelf which was used to store the water drawn from the outside well. The dining room (23 m2) opens off the entrance hallway and there is a large cupboard under the stairs. Two large windows flood the dining room with light. As well as radiators, the room has a very efficient wood burner.

A half glazed door leads through to a large downstairs bedroom (19 m2) with two large windows overlooking the delightful mature rear garden. A second half glazed door leads from the dining room to the kitchen.

The fully fitted kitchen (11 m2) has an integrated hob and built in oven and a large porcelain sink. There is space for a dishwasher and an American style fridge/freezer. A door leads to the utility room/WC (4.2 m2) with plumbing for a washing machine. (There is a blocked up door from the utility room to the adjoining bedroom- possibilities here for a shower room ensuite to the bedroom). A glazed door leads from the kitchen on to the terrace with views over the garden.

From the entrance door, to the left is a very spacious sitting room (38 m2) with double aspect windows and lovely original features; oak beams, fireplace with wood burner, original stone recesses. The exposed beams add to the retained historical features, including the large central beam which is believed to have come from the nearby chateau.

Heading up the solid wooden staircase from the hallway, onto the large landing (10 m2) with velux window and storage cupboard. To the right is a door leading to a spacious shower room (4.3 m2) with WC and basin. There is a velux window flooding the room with light.

Next door is a loft area (5.1 m2) with original terracotta floor tiles. It is fully insulated and has a full height window in the gable end overlooking the old garage and bread oven.

To the left of the staircase is a double bedroom (9 m2) with velux window over the front of the property.

At the end of the landing is a door leading to the master bedroom (22 m2) with ensuite shower room and WC. A small window in the gable end, and a velux in the shower room provide light.

For rooms with sloping ceilings, the habitable floor area is calculated using a minimum height of 1.8 m. Actual areas may be larger.

Outdoor Space
:
The garden is absolutely beautiful, filled with mature bushes, fruit trees and hedges. At the rear of the house is a lovely terrace, perfect for a morning coffee as you watch the sun rise over the fields, or enjoy a glass of wine at the end of the day. The garden is fully fenced and not overlooked. There is an old vegetable garden with a chicken run, both which could be revitalised. There are many beautiful and established trees, including an orchard with apples, pears, plums and walnuts. One section of the garden is set aside to encourage wildlife and wild flowers, including orchids. There is an above ground swimming pool.

At the front of the property is a large gravel and grassed area with a well. Wild strawberry plants are along the path to the front door. Snowdrops and bluebells fill the front lawn area in the spring. Underneath the lovely hedge are two stone troughs which used to provide drinking water to the cows as they walked back from the fields to be milked.

Outbuildings
- log store and ancient summer kitchen
- farm building comprising three areas (an old bakery with bread oven, an old cow shed with original mangers and garage).
- garden store
- boiler house
- building housing oil tank

Double glazed throughout. Oil central heating and woodburners. Septic tank (non-conforming).

The village centre of Lucay-le-Mâle is just a short walk or drive away. It is well provided for with two bakeries, pharmacy, florist, bar, restaurants, hotel, convenience store and various other shopping facilities. There is also a very good weekly market each Friday in the village square, and the bar opens on Friday afternoons for tea, cake or something a little stronger. There is a well established medical facility with a doctor, nurse, physio, ophthalmologist and dentist. Just outside the village is the very large fishing lake with a restaurant. The village also has some of the best brocantes in the summer with upwards of 200 stalls. Valençay (6km), has lots more commerce, restaurants, the famous Château, supermarket and so on.
