This campsite is currently successfully run by a husband and wife duo and offers the perfect life / work balance.
The campsite offers 46 touring pitches plus 4 mobile homes and a wooden pod for guests. There is a large block sanitaire with WCs, showers, hand basins and washing up sinks plus a communal area for fridges and a washing machine. There is an area for Motor homes to empty their waste water.
All the pitches are generous in size averaging 100m2 and most benefit from the shade of the mature trees onsite. All pitches are bordered by trees and hedging with access to electric hook-up. Many pitches also have private water connection points.
Guests have the use of a large swimming pool, they can walk around the fields and forest down to the river, they can fish in the small lake and there is a small children's play area. There is a caravan storage area on site too.
In the evening the campsite opens a Pizza restaurant and bar via a newly constructed Pizzeria within the restaurant. If you wanted to offer a more varied menu there is a commercial kitchen at the back of the restaurant with storage areas,. The restaurant has male and female WCs and a handicap WC and there is access to the pump house for the swimming pool and showers / WCs for the pool at the back of the bar.
The Pizzeria is extremely popular with locals and campers alike. In the summertime they easily cater for 40 people. The bar has a Licence IV. Guests can eat inside the restaurant or outside on the terrace with views of the beautiful countryside.
Attached to the restaurant is a large barn which is currently split into 3 sections. Perfect for storage of machinery and gardening tools. There are an additional 2 outbuildings, a well house/ workshop and goat pens which again are great for storage or you could consider converting these into Gites.
The owners house has a lovely big open plan living space downstairs with a fully fitted kitchen, dining room area, lounge and office space. Outside is a large under cover private terrace with plenty of room for a BBQ and outside eating.
Above this is another private terrace area which can be accessed internally or via an external staircase.
There are two bedrooms and a bathroom with a bath, sink and WC above the living area. Then an additional 3 bedrooms and two bathrooms with a 2nd lounge above part of the attached barns. This area has recently been converted and could easily be separated from the main house if you wanted to create 2nd living space for your extended family.
The house benefits from an insert fireplace, electric radiators in the barn conversion and gas central heating in the rest. Most of the windows have secondary double glazing or are double glazed.
There is lots for campers to do in the area with visiting a beautiful village or châteaux, going to a local french markets, the swimming lakes, canoeing, fishing, walking, cycling
