The property is for sale due to bereavement. It has been empty for approximately 3 years.

We have additional photographs of the property when lived in and the property now after some furniture has been removed (this is still in process).

The property is being sold in its current condition. The garden is overgrown and there was a small leak in the roof that went unnoticed for a couple of months. This has been repaired and we have photos of the damp on the ceiling, the parquet flooring is also slightly raised in places.

Otherwise the house is a strong, well-build property that is in need of love and attention.

The front garden had rose beds and lawn.

The rear garden is very large and has mature trees but again is overgrown.

There is a large garage with space for storage.

On the ground floor as well as the apartment, there are three rooms for storage which could make a studio apartment or remain as storage. One room has been used as a bedroom previously.

There is a gas boiler at the rear of one of these reooms which appears to be in excellent condition and seems relativelyl new.

A staircase from this room goes up to the house.

The apartment is on the ground floor of the property and has its own entrance to the side with a small garden area - allowing privacy for guests.

You enter through the patio doors (with shutter) into the spacious living room. There is a wall cupboard for outdoor clothing, an insert fireplace (wood) and two windows (with shutters). At the rear of this room is a small kitchen with built in units.

A door from the living room opens into the hallway with built in cupboards at one end and the separate WC at the other end.

There is a bathroom with plumbing for a washing machine.

Two double bedrooms each with a double window complete the accommodation.

This apartment would be perfect:

* as inddependant accommodation for elderly parents of an extended family
* for long term rental
* to rent to holiday-makers with easy access to skiing, walking, cycling, lakes and rivers.

The house is accessed via an outside attractive staircase which opens onto two large terrace/balconies with views of the mountains.

The terrace balcony at the front of the property has three patio doors providing lots of light and sunshine - on sunny days the house has sunshine most of the day.

The smaller terrace/balcony faces towards the actual village and leads to the entrance door into the house. As you open the door there is a large hallway which goes the full length of the property with doors leading into each of the rooms.

To the right the first door opens into the spacious kitchen. The kitchen does have units but they are of an older style. There are two windows bringing light into the kitchen.

A door from the kitchen opens into the large living area divided into lounge and dining room. There are also two doors from the hallway into this spacious area.

The hallway and living room has marble flooring which is easy to clean, bright and attractive.

There are four double bedrooms off the hallway, with parquet flooring.

At the end of the hallway is a separate WC.

The bathroom is large and has a bath, separate shower, wash basin, bidet and marble flooring. It is a coloured suite (lilac with wall tiles that blend the colours and is really lovely.

A door from the hallway opens to the staircase leading down to the workshop.

This is a large property sitting on 2500 m2 of land on the edge of a pretty village with easy access to shops, activities, Spain, A64 motorway, train and airports. I

It is located on the edge of the village with lovely views of the mountains, in a sunny position and the garden is private and entirely enclosed.

The owners are selling below the market value to encourage a quick sale and because they do not live in France so the property is being sold as seen. The price reflects the fact that the garden will need attention as it is very overgrown and the property would benefit from a new kitchen and decoration. The bedroom that had the small leak also requires attention to the flooring and decoration.

The owners will accept a sensible offer, I would be happy to discuss this with you if interested.

Please do contact me for more photos (when the house was lived in and now) more 360 degree tours and additional information.

With just a little attention this house would be a wonderful, spacious and attractive property once more.
