This house provides a superb opportunity to own a quiet village property with excellent access to the local ski resorts and all major transport routes of the Maurienne valley.

The main property itself is in great condition with new windows and doors, well kept exterieur and maintained garden. It is semi detached with a small adjoining property behind it and then further barn areas, a portion of which is sold with this property.

The house is situated on a no through road with just 2 properties beyond meaning there is very little traffic that passes.
On entering the property through the front door you arrive in a small lobby giving access to the two main rooms and staircase to upper floor.
On the ground floor a nice luminous front room faces east and out across the valley. To the right of the lobby the neat kitchen has a log fire and room for a large dining table.
The seperate toilet and bathroom on the lower floor are accessed from a second lobby to the rear of the kitchen. This lobby also has the second ground floor entrance.
The staircase leads up to the two bedrooms situated on the first floor. Each with large windows looking over the valley and each with adequate room for double beds and storage.
On exiting the house from the second lobby on the ground floor a small staircase leads to a third seperate annex bedroom which in the future could be accessed by an internal staircase.
Below the property an external stone staircase leads to a vouted cellar currently used for storage of garden produce and wine.

The main house is attached to another smaller property to the rear which separates it from a large high roofed barn currently used for wood storage which is sold with this property.

In addition, a large garage/barn is sold and detached from the main house. This secondary property is in turn attached to another property but has obvious potential to be converted into a significant workshop area or residential property.

The property is sold with a large area of land. To the front of the house a gated garden with productive fruit trees and vegetable patch has been developed. Well drained and exposed for maximum harvest.
Further to this a parcel of constructable land is sold to the east of the property totalling 603 m2.

The property is in general good condition. Buyers should expect to do some basic modernisation to the electrics and asthetics depending on taste.

A very sought after area and access to an idealisitic country living and the opportunity to finance the purchase through harnessing the potential opportunities.

Notre Dame de Cruet boasts an active community and has easy access to the maurienne ski resorts. Saint Francois de Longchamp just 15 minutes away and the large Sybelles ski area within 30 minutes. Even the 3 vallees ski area is accessible within 35 minutes via the new Orelle gondola to Val Thorens.
Just 5 minutes from Notre Dame de Cruet is La Chambre with its train station and all modern commodities /shops /schools including large supermarket. The train station gives access to all major routes through to Lyon, Paris and Italy. A junction of the motorway is situated locally so again access is simple.

The maurienne valley offers a vast array of activities at affordable prices in a spectacular environment. Known for its unspoilt mountain ranges and famous mountain passes it's one of the areas of the alps that still enjoys access to great winter activities without the queues and hassle that other areas suffer.
Just 35 minutes from the Italien border and 2.5 hours to the italien coast.... theres plenty to plan for!

With the arrival and current works to complete the major new tgv line from Lyon to Turin, including the station in Saint Jean de Maurienne the Valley is seeing a huge upturn in interest and subsequent increase in price as it becomes more accessible to major tourist markets... though Notre Dame de Cruet will maintain its quiet charm!
