This is a very spacious house in the heart of the lovely riverside village of Moussac which would make an excellent family home. The village has a restaurant/bar and a dynamic social life. Interior- The front door leads you directly into the newly fully fitted kitchen (approx 17m²) with a white ceramic butler sink and large range cooker. Glazed doors lead through into the sitting room (approx 26m²) which has an insert wood burner and the beautiful turned staircase leads up from this room to the first floor. Through an arch is the dining room (approx 20m²) which is a very sunny and bright room thanks to the glazed door to the front and a window to the side of the house, with views over the village square. On the other side of the kitchen is the utility room (approx 7m²) housing the washing machine and very useful floor to ceiling cupboards the full length of one wall. There is a separate loo (approx 1m²) and a shower room (approx 4m²) with a shower and basin.
Upstairs is the second shower room (approx 4m²) which has a corner shower unit, a basin and loo. To the right is a large bedroom (approx 20m²) with double aspect windows like the dining room below it. On the other side of the landing (approx 2m²) is another large bedroom (approx 17m² leading to two smaller bedrooms (both about 9m²). A doorway on the landing leads to the staircase which takes you up to the attic which is set up as a gym in one half of it (approx 43m²) and the rest (approx 22m²) is used for storage. This attic could very easily be turned into more bedrooms if required. The cellar is accessed from the outside and is divided into two rooms , one of which houses the oil boiler for the central heating and the oil tank. There are also two wells accessed from the cellar.
Exterior - the garage (approx 31m²) and barn/workshop (approx 22m²) are about 20 paces from the house and both have upstairs spaces accessible with a ladder. Tucked behind these buildings is a little courtyard (approx 30m² ) which is partly decked and is a real suntrap and extremely private.
Location - Moussac is a very friendly village and has a lively bar/restaurant and a canoe/kayak centre which is incredibly popular. There are lovely walks in every direction, the loveliest being along the river. Just over 5km away is the popular riverside market town of L'Isle Jourdain where you can find a water-sports centre where you can do water-skiing and wake boarding, a 'go-ape' style tree climbing activity with long zip-wires across the river under the viaduct, or if you're really daring you can do a bungee jump off the top of the viaduct! The medieval market town of Chauvigny is about 35 km drive away, where you can explore the castle, ride on the velo-rail and watch the famous ‘Geants du Ciel’ huge birds of prey perform for you. Futuroscope is about 55km and monkey valley at Romagne and Crocodile Planet, at Civaux are within an easy drive. This area also benefits from the micro-climate of the Poitou-Charentes and is the second sunniest region of France, after the Côte d'Azure.
