Nestled under the arches of an elegant village square, this character house dates back to medieval times. It has five bedrooms in total, including a separate 2-bedroom gite with its own independent entrance and kitchen. There is also separate fully fenced garden of 1000 m2 with south facing views over the river valley. Located in a thriving village with all amenities, in the heart of Gascony,
this would make an ideal family or holiday home with tremendous potential for rental income - viewing is highly recommended to appreciate the full potential.

The house is naturally divided into two sections but can also easily be treated as one dwelling or separated more formally to become two individual houses.
The gite/apartment has its own entrance to the rear of the property as well as its own kitchen, bathrooms and two good-sized bedrooms. There is an immediate opportunity to create holiday rental/Airbnb income.

The village was the backdrop to the 1994 movie, ‘Des enfants dans les arbres’, written by Roger Boussinot, directed by Pierre Boutron and starring Robin Renucci. The film makers needed to depict southwest France during the Second World War, so many of the facades in the main square were painted especially for the film, including the one for this house which was the local hairdresser. As a fitting tribute, the current owners have maintained a beautifully designed, if illusory, window display.

Main House:

Ground Floor:
The main house has its entrance under the square’s beautiful medieval arches, which provide much needed shade in the summer months.
The elegant and imposing entrance hall has all the original features in tact with its tiled floors and high ceilings.
A reception/dining room is immediately to the left as you enter the property with views of the square. And further a long the corridor is a living room looking out on to the outdoor courtyard.
The original oak carved staircase is a key feature of the property and spans the entire three floors.
The corridor leads on to a neat galley style kitchen that serves the main house. From there is the private covered terrace and outside courtyard, ideal for alfresco dining.
This exterior courtyard and mezzanine style terrace essentially acts as a natural bridging point between the two wings of the house and could service either in fact depending on the configuration.
From the courtyard, there is also a large cellar ideal for storage.
Leading from the galley kitchen is a large workshop atelier, which could also be converted to become a full-sized kitchen for the main house.

First Floor:

On the first floor there are three large bedrooms, plus a shower room and separate WC. The master bedroom has its own dressing room and large walk in cupboard and lovely west facing views of the main square.
The corridor leads to the mezzanine level covered terrace seating area and bridges to the second house/gite.

Second floor:

The staircase continues to the huge attic space, which is ideal for further accommodation or could become a large office or games room.
There is also another bathroom and WC on this floor. And further attic space to be developed.

Second House/Gite

The independent entrance is situated on a quiet side road.

On entering there is a modern kitchen with stairs leading to the two good-sized bedrooms.
From the kitchen there is a WC and the entrance to the atelier style workshop and courtyard.
The stairs lead to the first floor with a light filled sitting room, the first bedroom, shower and WC. Further stairs lead to the second open plan bedroom with additional shower on this floor.
The first floor also joins the mezzanine-covered terrace.

This separate garden is over 1000 m2 and only a short walk from the property and makes an excellent space for outdoor eating and to create a vegetable garden, an orchard and perhaps build a swimming pool. There is a covered decking area on the southern tip to enjoy the views of the Gers and also a garden shed and rain water butt.
