Developed over 30 years, the owners of this gîte have used the space wisely to create an effective and attractive gîte which makes a profit every year over the winter season alone. The gîte is in a secluded position with south facing views up the Vars valley and is located near the stop for the ski resort shuttle bus. The large terrace linking the restaurant, lounge and bar, is soaked in sun throughout the day.
There are 6 suites in the gîte, all with shower rooms and toilets, and ranging from one bedroom up to four bedrooms.

The Gîte is built over three levels and is fronted by a large south facing terrace, off which is also the bar and lounge. The main dining area has vaulted ceilings and is connected to a professionally equipped kitchen and food storage area.
Stairs lead up from the dining area to the first floor. Suite 1 has a bedroom and shower room with toilet. Suite 2 has a bedroom, a coin montagne, and a shower room with toilet.
Stairs lead up to the second floor. Suite 3 has a bedroom and a mezzanine bedroom, a shower room and a separate toilet. Suite 4 has a bedroom, a mezzanine bedroom, a coin montagne, a shower room and a separate toilet.
Suite 5 is accessed from the terrace. This suite has a lounge with a sofa bed, off the lounge is a shower room and a toilet. There are two bedrooms, with the second being accessed through the first.
Suite 6 has its own entrance and is spread over two floors. One the first floor there is a large bedroom with an ensuite shower, the spacious living room has French windows leading onto a south facing balcony, there is also an entrance hall with a toilet off it. On the second floor there are three bedrooms, one with a mezzanine, and a bathroom with a toilet.
The small chalet has a lounge and kitchen, a bedroom with ensuite, a second bathroom, an office area, a storage area and a ski locker.
Vars is a popular ski resort in the southern alps, linked up with the Risoul ski area there are 185km of runs with 112 slopes and 38 lifts. The speed skiing piste at Vars is where the 254km/h world record on ski’s was recorded, as well as the world record of 223km/h on a bike!
Vars is located between the Ecrins National Park and the Queyras Natural Park, and there is an infinite source of outdoor activities and beautiful vistas all around.
