Off a private lane, you reach this historic character property. Entering through the gated entrance and across a gravelled driveway area, the house sits central to the plot. Entering the house via the tower, you arrive in the living room (40m2). The room oozes character with huge fireplace and bread oven, exposed beams, tommette tiled floor, corner cupboard and niches. From this room there is a door and window to the exterior. To your left, the dining room (13m2) has an exposed stone wall and patio doors which open to the garden. From another door, off a corridor (3m2) with cupboard (behind which is a closed up door to one of the downstairs bedrooms) is the boiler and laundry room (7m2) which has a WC and continuing on is the fitted and equipped double aspect kitchen (10m2) with door to exterior. Back in the living room, a doorway leads to another hall with storage. Continuing through, there is a second living room (30m2) with exposed beams and window and door to the exterior. There is another hallway with storage off of which is a bathroom (7.5m2) with spa bath, shower and two sinks and bedroom (16.6m2) with windows and door to exterior. Outside the property, you access the second downstairs bedroom (24m2) which has a fireplace and en-suite shower room (4m2). Returning to the tower and up the stone staircase which leads to the first floor, you arrive in a large triple aspect room (44.5m2) with feature fireplace currently used as a sitting room but which could equally be a bedroom. A door from this room leads to a bedroom (24m2) with en-suite shower room (8m2). Another door leads to an apartment. Entering directly into the double height living area (35m2) with fitted and equipped kitchenette. A staircase leads to a mezzanine used for storage. There is a hallway (7.5m2) which has door to exterior and the outside staircase. Continuing on, there are two bedrooms (12m2 and 14m2), a shower room (6.5m2) and WC. Below the property is a large cellar. Outside, there is also a small independent studio (30m2) on one level : living room (10m2) and kitchenette (4.5m2), shower room (3m2) and bedroom (13m2). There is also a garage for two cars. There is also plenty of parking on the gravelled driveway. The enclosed garden runs around the property. It is mostly laid to law with flower beds and a vegetable patch. Dating back to paleolithic times, the town of Loudun has had a varied and often checkered history. At the crossroads of three provinces: Poitou, Anjou and Touraine, it found itself at the very heart of many political and religious conflicts up to the 17th century. Today, The old medieval town strives to conserve its natural and architectural riches by restoring them and transforming them into cultural places such as the Collegiate Church of St. Croix. The “donjon”, an observation and defence post still stands on the hill on which the town was established with commanding views over the surrounding countryside. The town has bars, restaurants and all the other amenities you need, a twice-weekly market and cinema which shows original version movies every Thursday. The property benefits from being in an area where there are many tourist attractions: close to the Loire Valley chateaux de la Loire and vineyards, the Royal Abbey of Fontevraud, the national equestrian centre, the “Cadre Noire” in Saumur and the 3D and 4D theme park, Futuroscope among many others. It is situated around 25 minutes south of the beautiful historic town of Chinon and about an hour north of the departmental capital of Poitiers. Poitiers has an airport serviced by RyanAir with regular flights to the UK. Close to the A10 and A85 motorways, Loudun is approximately 3 and a half hours driving time to the ferry port at Caen Ouistreham.
