Please note that this property is also available at a price of 250000€ with just 3000m² of land (reference 105580CEL64).

This lovely property started life in the early 1800s as a working farm. The original farmhouse has been modernised to provide a comfortable family home with four bedrooms, a study area and a conservatory in the interior courtyard. The huge barn adjoining the property could be converted easily to provide two or three gîtes.

The property consists of a central courtyard surrounded by the L-shaped farmhouse on two sides, the barn and a small outbuilding on the other two sides. The front and back elevations each have a large archway, as does the inside wall of the barn, making the courtyard a magical place. A conservatory adjoining the house has been built in one corner of the courtyard.

You can enter the house either through the conservatory via the courtyard, or by a kitchen door at the side of the house. The light but cosy conservatory has a well-insulated roof and a functional fireplace designed with grillades in mind. It adjoins the good-sized kitchen, which is in “L” with a spacious hall and a sitting room beyond, which has a woodburning stove to complement the oil-fired central heating if required.

The original solid oak staircase winds up to the first floor.

The large first-floor landing is currently used as an office space, but would be equally useful as a children's play area. Two bedrooms lead directly off the landing and a corridor leads to two further bedrooms and a large family bathroom, with a bath and a walk-in shower.

The barn forming one side of the courtyard is in excellent condition with a floor area of about 100m² on each level. currently arranged in two levels, the building is sufficiently high to permit the creation of a third level, which would give a total internal floor space of 300m². This completely open, loft-style space could be divided in a number of ways, but one possibility would be to divide it vertically to create two three-storey gîtes of 150m² each, or three of 100m² each.

Between the barn and house is a separate small tack room opening onto the courtyard, with first-floor access to about 40m² or convertible roof space over the house.

The buildings are surrounded by a pretty, flat garden, mainly to the rear and on the south-facing side next to the barn. The property is set on the edge of 4ha (10 acres) of prime agricultural land, with a source, which is certified AOC Jurançon in case you fancy growing some vines!

Just 600m from the house, the little village of Estialescq no longer has any shops of its own, but a mobile boulangerie passes twice a week. Goès (7 minutes) has a superette, which is also the nearest dépôt de pain for your morning baguette and croissants. For more serious shopping, Oloron is just 11 minutes away.

Estialescq is in the Béarn, one of the ancient French provinces in the south-western Pyrénées. It is close to the Spanish border, Pau, Lourdes, the picturesque Basque Country and the Atlantic coast. Toulouse, Bordeaux, San Sebastián and Bilbao are all within easy reach. The village lies the pilgrim route Le Chemin de St-Jacques de Compostelle.

Popular with tourists all the year round for hiking, mountain-biking, white-water rafting and fishing, the region also offers a range of winter sports (downhill and cross-country skiing, snowboarding and snowshoeing) with easy access to numerous ski stations. For those preferring beach-based activities (especially surfing) the famous resorts of the Atlantic coast are just an hour and half away (Biarritz, Saint Jean de Luz, Hendaye, Hossegor...)

Film buffs might be interested to know that the town of Oloron Sainte Marie and several of the picturesque villages of the Vallée d’Aspe have recently been chosen as film locations, most notably for two French films starring the Oscar winner, Jean Dujardin, and an English film, "Waiting for Anya" based on the Michael Morpurgo book set in France in the Second World War. Not only is the stunning, unspoilt countryside of the Béarn perfect for filmmakers, but enthusiastic locals are often encouraged to volunteer as extras to appear alongside the international film stars - next time, that could be you!

Estialescq (600m, 7 minutes on foot) - mobile boulangerie, Tuesday and Thursday.
Oloron Saint Marie (11 minutes) - Leclerc and Intermarché hypermarkets, Kiabi, But, Darty, hospital, theatre, cinema, swimming pool...
Pau (35 minutes) - everything you could possibly want!
