This popular restaurant, with private accommodation on the first floor and a closed courtyard, has been completely restored and renovated in recent years while preserving the splendour of its medieval façade. It is located in the heart of a beautiful square in an historic village (one of the last to resist Julius Caesar, during his conquest of Gaul) where the restaurant’s tables spill out under the ancient arches. The village also has weekly night markets in the summer.
It is an opportunity to take on a business with real momentum and a loyal customer base, including the large international expatriate community. There is no other restaurant in the village, so it is a great opportunity to become an integral part of local life and to play a vital role in its commercial vitality.

The restaurant itself, facing west, has a large dining room, which can accommodate about 50 people. There is a fireplace where meat is grilled over a wood fire and a bar (Licence 3). There is also room for an additional 30 covers on the terrace under the arches or on the main square itself. It is a charming place to eat, meet friends and watch the sun go down. Many will come for a pizza but this restaurant has also earned a reputation for sourcing local ingredients and supporting the region's wine and Armagnac producers.

There is a pizza oven, a fully equipped kitchen and a reserve kitchen. There is also an independent entrance at the back of the property leading to the exterior courtyard, which provides important delivery access and privacy away from the main customer entrance.
Currently, the restaurant opens its doors from April to September, but the demand stretches well beyond these months and if the activity was scaled down a little in winter, there is still plenty of business to be done – a café for example.
It is important to note that the sale includes both the ‘fonds’ and the ‘murs’. This would provide an additional opportunity to create guest rooms.

This restaurant is a real asset to the local business community and the tourism industry. There is no other competing restaurant or hotel in the village.

A 2018 revenue accounting report is available on request.

The rooms on the first floor have also been restored and offer an ideal living environment for owners and/or staff. Alternatively, the accommodation could be reconfigured into guest rooms.

There is also a separate apartment, which is not currently included in this sale, but details are available on request. This is currently rented out but if included would increase the accommodation potential and business opportunities.

Detailed restaurant description:

From a charming side street, in the shadow of the village’s striking church, there is a covered corridor (10 metres) leading to an open-air courtyard (32 m2), which could be adapted to a further customer seating area. At the side of the courtyard there is also a covered wine cellar of 5.7 m2. This entrance is the opposite side of building to restaurant’s main customer entrance so provides private access for deliveries and staff.

The pretty courtyard leads to the restaurant’s main kitchen area, which is 33.5 m2. The height of the kitchen is 2.5 metres.

Just at the entrance to the dining room there is also a coffee-making room (2.4 m2).

The main dining area itself is 50 m2 with a ceiling height of 3.4 metres.

There is also a small customer reception hallway (4.35 m2) leading out on the covered terrace seating area under the arches and on to the main village square.

To the side of the dining area is a walled corridor (13.35 m2) where the customer toilets are located. There are two toilets including one for disabled customers. The main customer toilet is 1.15 m2 and the disabled toilet is 2.25 m2.

Detailed accommodation description:

From the courtyard there are stairs that lead up to the first floor living area:

On the right of the main corridor, there is the first bedroom of 17.3 m2.

Further down the corridor on the left there is a bathroom with shower (5.15 m2).

To the right there is a second bedroom (13.86 m2)

The main living room (33.63 m2) includes an open plan kitchen and looks out on the main village square. It is an impressive, bright room with a ceiling height of 3 metres.

On the second floor there is a large attic area to be renovated, which has great potential (76.01 m2). This has several roof windows or skylights. Highest point of the ceiling is 4.7 metres.

There is also a separate apartment, which is not currently included in this sale, but details are available on request. This is currently rented out but if included would increase the accommodation potential and business opportunities.

Please note that the property next door with party walls (Leggett Ref: 94680NJD47) is also for sale and would make an ideal joint purchase in order to extend the living area and commercial scope - with possibilities for further guest or rental accommodation.

Local infrastructure:

There is a daily bus service between the village and Mont de Marsan Gare and Agen Gare with direct high-speed rail links to Paris, Marseille, Bordeaux and Toulouse (it takes one hour by bus to Agen or Mont de Marsan).

The village has a boulangerie/grocery store, charcuterie, post office, tabac, doctor, pharmacy and a primary school. A bus route allows older children to go to middle school in the surrounding villages of Mézin and Gabarret.
