This property has been developed and renovated over the past 18 years. Full permission has been granted for all the work including the pool and this makes it a very unique place. A change in the planning regulations relating to this area of national park means that you could not be doing that today. The house is next to the river bank and from the entrance there is a large courtyard with parking for several vehicles. The main house is laid out as follows;
GROUND FLOOR; Entrance hall on north side of the house with the main staircase, On the right an en-suite B and B room (23m2), then moving through to the south side of the house and a light and spacious lounge (35m2). This has a fireplace and wood burning insert and a door to the garden with a mezzanine landing above. A second B&B en-suite room is situated here on the end of the house. Next door to the lounge is the dining room (25m2) then the fitted kitchen (24m2 and finally a family room (30m2) with a bar and glass doors on 2 walls looking over the garden and pool. Wc, sauna and spa room with doors to the pool area.
On the north side there is then a store room with a temperature controlled wine cave, a boiler room, utility room with door to the courtyard and an office (14m2) which brings you back to the main entrance hall.
Starting at the top of the stairs on the north side is an en-suite B&B room (24m2) then along the mezzanine landing a family B&B en-suite room (22m2). A landing then opens into a large area used as a seating area for guests with a sink and a microwave etc, a central corridor then leads to 2 bedrooms (both 16m2) with a bathroom and wc, master bedroom with a suspended wood burner, huge en-suite (11m2) with bath and shower with wc, balcony looking over the pool and a dressing room. There is a further bedroom with en-suite but this has not been finished. A second staircase leads down from next to the dressing room to the area next to the wine cave.
OUTSIDE; on the south side of the house is a garden with a pond and the pool. On the other side is an attached double garage and workshop. This also houses the pool equipment. There is another barn (180m2) with a further piece of land.
The house has been lovingly renovated to a high standard and walls, floors and roof space are well insulated. It has gas central heating is double glazed and is economical to heat. Both fosse septiques conform to regulations.
