A beautiful stone Mas set in a quiet, private location close to the pretty village of Seillans, just 1 hour from Nice and 40 mins from the Mediterranean.

Approached along a private driveway the house sits at the centre of its 3000m² plot overlooking your own pool terrace and the green belt forest land beyond.

There is ample parking for a number of cars including a covered car port.

The house can be entered at the front or rear. At the front, steps lead to a wide terrace which faces south to make the very most of the Provencal sun. The entrance door leads into the traditional kitchen, fitted with hand made timber units. There are built in appliances which will be included such as dishwasher, hob, washing machine and oven. There are original timber beams on show and tiled floors. The room has ample space for a dining table too.

To the right you have a doorway leading to the guest suite. This consists of a large double bedroom with en-suite shower room and wc, then doors open onto a private guest terrace, which faces east and makes for a fabulous place to enjoy the sunrise with a coffee.

Back through the kitchen and you enter the original entrance hallway, where the main door leads out onto the porch and secondary parking area.

There is a cloakroom in the hallway with wc and basin.

We then go through to the sunny lounge. A large room of over 30m² with French doors onto the terrace overlooking the pool. This is a well proportioned room with insert wood burning stove for the few cooler winter evenings. The wood burner also vents warm air throughout the house.
Again attention to traditional detail is apparent with timbers exposed and tiled floors.

Stairs lead from the kitchen to the first floor where the landing leads to 3 further bedrooms. There are two guest rooms side by side - both are small doubles of around 9m² - then there is a family shower room with wc.

Finally the master suite consists of a large double bedroom of 20m² with a walk in wardrobe area which then leads through to the luxury en-suite bathroom, with separate shower, bath, wc and twin basins. There are then French doors leading out onto the rooftop terrace which affords wonderful views across your garden, pool and the forest beyond. A truly fabulous place to while away your mornings.

The house has double glazed windows throughout and electric heating.

Outside we start with a wonderful pool terrace. Completely private with no overlooking neighbours, there is ample space for all of your sun loungers. The pool is 10m x 5m and has roman steps to enter at one end. There is a pool house and covered BBQ area too.

Under the main house you have a large covered car port, a cellar of over 25m² with ancient well which is still usable. A garage and workshop and then an are which could be restored as a home office, gym, storeroom etc.

To the other side of the house a second driveway leads to the recently built single garage which doubles as a wood store.

There is then a second stone building, which could be restored into a separate dwelling/gite. This must be approached as a complete renovation though as it is in poor condition.

Finally the grounds extend to 3000m² which allows for great privacy and also to enjoy the fruits of your Olive trees. The current owners have an excellent stock of home made Olive oil.

In summary a truly beautiful house in a lovely location, rural but close to amenities and all in excellent order. Just arrive in Provence and enjoy your new life.
