Set in the heart of the countryside, but less than 2km from facilities, architect plans have been drawn up to extend the house and convert outbuildings to gîtes around a central courtyard. Read more ...
This former farmhouse is approached by a track bordered by vines and has no near neighbours. The owner has architect plans to extend the house into one of the adjacent outbuildings, and to convert the buildings on the other side of the courtyard to gîtes. We enter a hallway which doubles as a conservatory, having large glazed double doors. To the left is a double bedroom (approx. 14m2), and ahead a door to the large rear barn. Steps to the right rise to the spacious sitting room (approx 34m2). There is a large inglenook-style fireplace with a new Aga wood burner which, with the addition of a water tank, could run the central heating. There is a curtained alcove off the sitting room which serves as an additional bedroom. There is a part-glazed door which leads from the sitting room to the courtyard, and a door which leads to the kitchen and a new shower room. A corridor runs from the sitting room, off which is a family bathroom and separate WC. At the end of the corridor, the master bedroom (19.5m2) has built-in wardrobes and double French doors opening to the courtyard.
The buildings around the courtyard have had a new roof, and in one corner new walls and an upstairs floor. There is an area behind the master bedroom where it would be possible to make an en-suite bathroom and dressing room. There is a store room on one side of the courtyard which used to house the central heating boiler. This no longer works but the radiators are still in place. There is also an attic above the main house where it might be possible to put another bedroom and bathroom. The large barn behind the house is currently open at one end. There is lots of potential for someone with imagination and enthusiasm to further develop the project. The property sits in just under 1ha (2 acres) of land comprising gardens with a pond, a small paddock and orchard. It benefits from a 12m x 6m salt water swimming pool which needs a new liner.
Located off a quiet lane just outside the village, Le Houga has a supermarket with petrol station, bakery, pharmacy, doctor, hairdressers and bar/restaurant. It is approx. 8km to the larger town of Aire sur l’Adour with small hospital with A&E department, and access to the A65 Bordeaux-Pau motorway, 15km to Nogaro with shops, cinema that sometimes shows films in English, and the Paul Armagnac motor racing track. Mont de Marsan (station with proposed TGV link to Bordeaux) is approx. 25km while the nearest airport with UK links is Tarbes-Lourdes (ryanair), 115 km (approx 1h10). Bordeaux airport is 155km (1h35m). You can be surfing on the Atlantic beaches in 1h45, skiing in the Pyrenees in 2h or even shopping in Spain in 2h.
