This tasteful, well renovated Character house is perfect as either primary residence or holiday home/rental property is located in the centre of a pretty village on the magnificent Plateau de Sault.
It Consists of:
Fully Fitted Kitchen with washing machine and dryer
Two Bathrooms
Open Plan ground floor with Woodburner
second bright living room with Godin woodburner
3 double bedrooms
a third living room which could be modified to supply two further bedrooms if required

From the entrance you look through the large fully fitted open plan flag stoned kitchen with island and breakfast bar, to the dining and cozy seating areas with wooden floor and insert fire

The stairs just inside the door lead to the 1st floor salon at the rear. A beautifully sunny room with a wooden floor and Godin woodburner. This in turn leads to the 2 large front bedrooms and shower room.

A door from the salon opens to an attractive wooden staircase leading to the 2nd floor. Here is a very large, light room with a small kitchen area from which a large front bedroom with en-suite bathroom is reached.

Outside is the large courtyard which could be fenced to allow more privacy and security for children or dogs. As with many of the houses in the village, the courtyard could be made very attractive with the use of paving and plants. There is even space for a small pool.

On one side of the courtyard is the stone barn (60m² footprint over 3 floors). Renovation work has been commenced (the chimney removed, the floors replaced and water connected), and if continued could be converted to an additional dwelling.

Tucked away in the middle of the pretty mountain village (900 m altitude) in an area of outstanding natural beauty, the property is perfect for nature lovers seeking a more peaceful way of life.

The area is popular with tourists of most nationalities due to the abundance of outdoor activities available - skiing, walking, cycling, climbing, hang gliding, to name but a few. The Plateau de Sault is well provided for with a medical centre, shops, excellent restaurants and a recreational lake in the next village. Throughout the summer there is a weekly farmer's market in the centre of the next village.

The closest ski station at Camurac is only 11 km with the famous Chioula cross country skiing 25 km. For the more experienced skiier, Ax-les-Thermes, Pailheres and Andorra are all less than an hour and a half away.

The Mediterranean beaches are just over 90 km with Barcelona only 236 km - ideal for a weekend away.

In May and October you can join in the "Transhumance" where the farmers run their cattle through the villages taking them up to the summer pastures. An age old tradition culminating in a picnic for all concerned.

Throughout the year the village associations organise events (meals and entertainment) to which everyone is invited. In October the village of Espezel hosts the largest agricultural show in the region - 50,000 visitors
