The property lies in the centre of a set of terraced dwellings, nestled within the picturesque Campan valley. The partially renovated house retains delightful interior wooden features (exposed wooden beams and timber framing), and has full-width front windows which give lovely views of the tree-covered mountainside, whilst retaining privacy from the road.

GROUND FLOOR
The entrance door leads into the open plan living area (25m2) with beautiful original wooden beamed ceiling and tiled flooring. The wide front mullion timber windows (with external wooden shutters) flood the room with light and provide amazing views over the valley to the mountains.

The room has a wooden floor, installation points for electric heaters, wooden shelves and a hanging rail adjacent to the window. The walls are dry-lined and insulated.
A retractable loft ladder leads to the part-boarded and insulated attic, where there is a brand new 200 litre cumulus water heater and plenty of room for additional storage. The roof has been renovated (re-slated, with new timber and supporting purlins) to the rear, and some further remedial work is required to the roof at the ridge and front elevation to finish.

OUTSIDE
At the front of the property there is a small area laid to grass. There is currently no provision for a ‘fosse septique’ or ‘microstation’. Sanitary facilities could be realised through the installation of a modern incineration toilet, which could also provide a significant saving on water usage. Drainage for grey water could be provided to the front of the property (excavations have begun for this purpose).
