Whether you’re hoping to set up something tourism-related, a horse-riding school, a small farm or a wedding and events venue, the fabulous countryside setting is bound to charm your guests all year round – and with the 304m² of habitable living space in the farmhouse plus more than 500m² of additional space in the three barns, this versatile property will be absolutely perfect for you, whatever your plans! Read more ...

Built in 1737 and completely ready to move into, this traditional Béarnaise farmhouse is surrounded by a hectare of land and has fabulous views of the Jurançon vineyards and to the Pyrénées on the horizon. Set around a huge courtyard, the three-storey farmhouse is flanked by two two-storey barns and a third open-sided barn can be found at the back of the farmhouse. All three barns are unconverted, making this property ideal for most projects, should you wish to set up a tourism-related business, a farm, a riding school, a wellness centre, a restaurant, a tearoom, a wedding and events venue...

From the courtyard, a traditional studded front door opens into the entrance hall with its wooden Béarnais staircase, which dates back to the 18th century. To one side of the hall is a cosy sitting room with a decorative wooden mantelpiece and a woodburning stove. To the other side of the hall is a spacious reception room with a woodburning stove which is currently being used as an office, but could equally be used as a formal dining room, a ground-floor bedroom or a playroom. From this room, two steps lead down to a huge open-plan kitchen with a dining area. This lovely room has beautiful exposed stone walls, luxurious underfloor heating and a picture window which opens out to a south-west-facing terrace and is perfect for barbecues and dining alfresco. Adjacent to the kitchen are a walk-in pantry, a wine cellar and a utility room - and a bathroom with a WC and separate WC complete the accommodation on the ground floor.

On the first floor, there are four light and airy bedrooms, a bathroom and a WC. On the second floor, there is a master-bedroom suite with a dressing room and an en suite shower room, along with another bedroom. From this floor, it is possible to access unconverted loft space, which could be transformed into more living space, if desired.

Outside, the front courtyard, which faces south-east, is the perfect spot for you and your guests to enjoy a relaxing breakfast in the sunshine! A south-west-facing terrace at the side of the house, which is accessible from the kitchen, could be transformed into a lovely barbecue area – and the adjacent open-sided barn could become a summer kitchen and a covered dining terrace. There is also more than enough flat land for installing a swimming pool and a children’s play area.

Situated on the hills overlooking the Jurançon vineyards, this delightful property is in a perfect location for anyone who loves skiing, watersports and the sea. Spain and several Pyrénées ski resorts are about an hour away to the south - and the many Atlantic beach resorts are about 90 minutes away to the west. There are also numerous swimming lakes in the surrounding area, along with exciting white-water rafting and canoeing on the rivers that flow through Pau and Oloron-Ste-Marie!

THE FARMHOUSE

Ground floor:
- an entrance hall
- a sitting room with a woodburning stove
- a dining room/office with a wood-burning stove
- an open-plan kitchen with a dining area and underfloor heating (49m²)
- a walk-in pantry
- a wine cellar
- a utility room
- a bathroom
- two WCs

First floor:
- four bedrooms
- a bathroom
- a WC

Second floor:
- two bedrooms
- a dressing room
- a shower room

THE OUTBUILDINGS

The property has three unconverted outbuildings: two two-storey barns at the front of the farmhouse and an open-sided single-storey barn at the back of the farmhouse. One of the two-storey barns measures 2 x 120m², the other measures 2 x 97m². The open-sided single-storey barn measures 80m². Additional accommodation of over 500m² could, therefore, be created by the new owners, making the property ideal for creating gîtes, setting up a riding school, running leisure activity holidays, hosting weddings and events…

THE GROUNDS

The property is set in grounds of 10,000m² (2.47 acres). There is more than enough flat land for installing a swimming pool, a pool house, a summer kitchen, a children’s play area… and the rest of the land is meadowland and woodland, which could be perfect for glamping and treehouses. The property overlooks rows of Jurançon vines to the south and the views of La-Pierre-St-Martin on the horizon are stunning!

THE POTENTIAL!

This lovely property could be used in so many different ways! The farmhouse and adjacent barns could become a stylish boutique hotel/B&B, with a total floor space of up to 800m²! The peaceful location would also make the it ideal for a wellness centre or for running retreats. In addition, the area is very popular with groups of walkers, cyclists and horse riders, so you could create a "gîte de groupe" for hosting groups.

The barns would also be perfect for creating a dance/yoga studio or conference rooms for corporate training events. In addition, the property is located at the end of a country lane, so hosting weddings and other celebrations might well be possible with no close neighbours to disturb. Other ideas might be to organise leisure activity holidays for guests, such as painting, photography, yoga and gastronomy workshops – especially Jurançon wine-tasting courses! The woodland at the back of the property could be used for treehouses or yurts, should you wish to offer more unusual accommodation. The installation of a swimming pool would also make this property even more desirable to holidaymakers.

Should you be hoping to set up a riding school, the layout of the farmhouse and barns around the central courtyard is very convenient and the quiet country lanes would be great for pony trekking excursions. Of course, the property could always become a working farm again for keeping animals, planting vines and even growing hydroponic crops! Were you to open a restaurant or a tearoom, the advantage of being able to offer home-grown produce would be huge, especially if it is organic!

THE LOCAL AREA

Jurançon and the Béarn are easily accessible from the airports in Pau, Biarritz and Tarbes-Lourdes - and the area is well served by regular train and bus services. As well as the newly renovated covered market in Pau, many of the local towns and villages have weekly farmers’ markets and you can buy the local Ossau-Iraty sheep’s-milk cheese direct from farmers in the nearby Ossau Valley. A great choice of lively bars and restaurants can be found throughout the region!

There are many excellent schools and collège-lycées in the area which offer a range of studying options (some in English), along with the chance to specialise in theatre, dance, sports… and even horse riding! The International School in Pau (English) also has a very good reputation and it follows the English Curriculum and awards UK qualifications.
