Gates open into the classic courtyard in front of this fabulous Maison de Maitre. The current owners have carried out extensive preliminary works which mean you can just arrive and start to re-instate the once magnificent house to its full glory.
The central hallway leads from front to rear and still has its original floor tiles in place. To the left you have two large rooms, which interlink. They could be opened as one very large lounge or maintained as separate rooms if required. To the right you have the original kitchen at the front, with a vestry behind and a room of around 25m² behind that, which was once the dining room. A doorway to the right of the kitchen leads into the annexe to the right of the main house. This could either be maintained within the main house accommodation, or would lend itself to be separated off as a self contained gite. Through here you have 4 large rooms, including a kitchen area with original stone sink, and stairs from one of the rear rooms lead to a large loft which could be converted into further accommodation. In total there are 8 rooms on the ground floor.
Back to the main house and stairs off the hallway lead to the wide first floor landing where you will find 4 large bedrooms and provision for 2 bathrooms. The bedrooms are large enough to incorporate en-suite facilities if required.
There is then a second staircase leading to an enormous loft space of around 100m² which again could be brought into the living accommodation if required.
The house has had extensive preliminary works including roof updates and concrete, damp proofed floors put in most of the ground floor. The house will need reconnecting to mains electricity and also mains water as it is fed by well water currently. The hamlet also has mains drainage which can be connected to the house too, although the route is not straightforward, so a septic tank could also be an option.
To the right of the house you have a large stone barn in excellent condition which makes an excellent storage or workshop area.
The grounds are set to the right and behind the house, so you have a large courtyard in front of the house with ample parking space for cars, there is then a lovely wooded garden with mature oak and chestnut trees along with some specimen conifers too. There is also a small spring fed pond of around 400m² set in the woods which would make a fabulous wildlife garden.
In summary this is a fabulous project for someone with the knowledge and ability to bring it back to its once magnificent original condition. These types of properties are increasingly rare in France, offering a perfect opportunity to put your own stamp on a classy French house.
