As you approach the village, the cachet of this property is clearly evident as the cedar trees in the grounds can be seen before anything else. The grand iron gates draw the eye in and although the house cannot really be seen from the road, hidden as it is behind a mixed woodland including oak and cedars with a carpet of cyclamen underfoot, it certainly looks very tempting.
The house offers beautiful classical proportions, wonderful features and loads of character and at this price the opportunity to restore it to your own specifications to suit your purpose, whether that be to run a business here or have a grand family home.
There is quite a lot of work to plan for here: the roof will need to be replaced, although there aren't any leaks at the moment; the electrics will need reviewing and there is currently no central heating but the property is on mains drainage and within an easy walk of the village offering amenities such as a bar/restaurant, a baker, primary school, hairdresser, post office and a very popular DIY store. On the ground floor there are five main rooms, all very spacious, consisting of two drawing rooms, a large dining room, a study and a lovely kitchen with a scullery behind it. On the first floor there are currently six bedrooms and two bathrooms and on the second floor a further two bedrooms and a bathroom, but the whole top floor has enormous potential to create more bedrooms as there are six full height windows to the front of the house and four to the back.
The delightful entrance hall through the main front door brings you into the house, with the grand stone staircase leading up to the first floor straight ahead of you, one drawing room to your left (approx: 34 m²) with a lovely parquet floor, marble fireplace and two windows to the front of the house and as this has been used as a bedroom in more recent times there is also a shower room behind.
To the right of the entrance hall is the second salon (approx: 23m²) with French windows out to the back terrace, a gorgeous stone fireplace and parquet floors. Next to this room is the dining room (approx: 28m²) with a built in cupboard and a window over the back garden. There is also a study (approximatey 25m²) to the rear of the kitchen with a window and a glazed door to the rear terrace. The kitchen (approx: 37m²) is a fantastic room with a really beautiful flagstone floor, a chimney piece in stone between two windows and more gorgeous built-in cupboards. There is an arrière cuisine or scullery behind the kitchen with more storage space as well as plumbing for washing machines etc. The servants stairs lead out of the scullery to the first floor.
On the first floor are four big bedrooms (30m², 29m², 28m² and 25m²) and above the kitchen two smaller bedrooms (16m² and 10m²) all in various states of decor and repair. There is also a kitchen which was used by the current owners' family when they lived entirely on the first floor and the grandparents lived on the ground floor. There are currently two bathrooms on this floor so you could live here while doing the renovations but everything needs revising really.
The stone staircase continues up to the attic which has two bedrooms and a bathroom at one end which were made for the grandchildren and the middle bit is entirely open attic space, so you could easily create at least four more bedrooms here all with en-suite bathrooms, and as I said above, it has excellent full height windows and high beams so none of the usual challenges with converting attic spaces into bedrooms.
The outbuildings (two garages and a stables) are beautiful with towers and turrets and would make exceptional gîtes with their own entrance from a charming back street in the village. All the roofs have been recently replaced so they are in excellent order. There is a further barn for storage of wood an so on.
The gardens surround the house on all sides and the land goes back to the edge of the village, providing pasture if you have horses or want to keep other animals. There is also a well.
