The drive leads to a parking area in front of the house, shaded by pines. The area surrounding the house is walled, giving a privated sheltered garden in front and behind. The grounds extend on all sides of the buildings to the River Orbieu and the entrance drive.

The spacious entrance hall (20m²) has an exposed stone wall, and the whole ground floor has exposed beams. To the right is a sitting room or bedroom, of 21.5m², and to the left a WC with basin and coats cupboard, and then the lovely large living room of almost 47m², with a woodburning stove in a large stone fireplace, two north windows, an east window and a large south window giving onto a terrace with pergola, and the garden.

Off the living room is a study area and a large store cupboard, and the large farmhouse style kitchen of 29m², with fully integrated units and an old fireplace with woodburner. South and east windows and door lead onto a terrace shaded by a lime tree.

To the right are a loggia of 25m² and an outbuilding, also of 25m², with a large loft. Beside these is a former wine pool, which could easily become a covered swimming pool. In front is a large paved courtyard with shelters for barbecue and a pizza oven.

Across a lawn is the walled pool area of 325m², including a shaded loggia of 22.5m² and a decked sunny terrace as well as the paved surrounds. On the first floor of the main house are four bedrooms: the main bedroom of nearly 26m² with a smart new bathroom and dressing area. The grounds are large enough to be kept partly mown and partly natural. There are many trees including cypresses, pines, citrus trees and fig trees, which grow near the stone outhouse by the lawn which leads down towards the river. Here one can bathe, canoe and fish for sandre (pikeperch). There is about 200m of river bank with the property.

The house has radiators and a gas boiler which are not used at present, but also electric heating as well as the woodburners and airconditioning. It has a septic tank.

The village is 9 km from Lézignan, 14 km from Narbonne, 32 km from the sea, 40 km from Béziers, 42 km from Carcassonne and 110 km from Spain (75 mins). It has an épicerie, a butchery, a bakery, a hairdresser, a garage and a village café/restaurant.
