Wow, this is a really impressive house on the banks of the river Clain in the centre of the pretty village of Pressac, with wonderful living space and private, sunny garden. The house has been very sympathetically renovated retaining many original features such as the exposed stone walls and beautiful beams, as well as the signs above some of the doors, reminding one of the history of the house. Currently four bedrooms but plenty of scope to add lots more, a beautiful studio with space for courses (art, yoga, creative will only be limited by your imagination).

This lovely village is just on the border of two departments: the Vienne and the Charente with the Haute Vienne not far away either, all offering a plethora of entertainments and outings for you and your guests including a huge number of historic buildings such as chateaux, abbeys and churches, gardens and other monuments, the 'floating village' at Pressac has a lovely restaurant and is worth a visit. If you prefer something a bit more sporty there are lots of riding stables nearby, water-sports, tree climbing or bungee jumping at L'Isle Jourdain (18 km away), many beautiful walks all around and for enthusiasts of motor racing the circuit at Le Vigeant is just 11 km away. Futuroscope, the famous theme park is just over an hour's drive away (72km)

Poitiers and Limoges airports are both about 61 km away (55 minutes by car to either) Read more ...

You come into the entrance hall (approx 10m²) with the lovely sitting room (approximately 40m²) on your left with a wood-burning insert style fireplace and partly open to the landing above, so it feels very spacious and open. An internal hall (approx: 11m²) with the stairs to the first floor and a downstairs loo with a basin, leads to the impressive kitchen (39m²) which has a huge range cooker (gas and electric) and a lovely island unit as well as room for a large dining table, a desk, a sofa and a wood burning stove. This is really the dream kitchen which provides the perfect room to spend a lot of time in. There is a handy back kitchen (approx.20m²) for food storage. A utility room (10m²) off the entrance hall is a perfect size for organising the laundry. Along the back of the house is a huge conservatory (approx: 49m²) providing a perfect space for meals overlooking the garden when the weather is not quite good enough to eat outdoors.

Upstairs in this part of the house is a huge landing (approx: 25m²) providing a very useful space overlooking the sitting room. The master bedroom is 35m² with two windows to the front of the house and a glazed door to a roof terrace (approx: 15m²) so an incredibly bright and sunny room with two built-in storage cupboards. The large bathroom (approx: 15m²) is a lovely peaceful space with a bath, a separate shower, basin and loo. The second bedroom (approx: 18m²) is an enchanting room. A further door from the landing leads to the huge studio/room (approx 45m²) with very high ceiling and masses of light. Another door from here leads to the two B&B suites, both of which have a bedroom, a bathroom and a lovely private sitting room offering great privacy to your guests. These suites are in the second part of the house which forms a right angle to the main house and gives the garden its great privacy. Under the guest bedroom suites on the ground floor and going out into the garden is a huge workshop (39m²) which is a wonderful work space, and other little useful sheds which were originally the cells of the gendarmerie (police station).

The garden is beautiful with the swimming pool in the far corner with views over open countryside, and gorgeous spaces to sit and enjoy the sun, a small pond, a productive kitchen garden and couple more small outbuildings handy for stowing the lawn mower and so on.
