You turn off the lane onto the private gravel drive which leads around to the classic farm courtyard of this property. The house and barns are on your left and the cottage to renovate is on your right with a large courtyard between them.

The property was renovated around 12 years ago and is a traditional stone farm house offering a good level of accommodation throughout. The roof is in good condition and although the garden is now overgrown, the house remains in good order throughout.

The front door leads into the large dining room (25m²) where a feature fireplace takes centre stage along with the exposed beams and stonework. A door to the right leads into the well proportioned kitchen (14m²), fitted with traditional oak units.

The property currently has a septic tank (non conforming), but it is now possible to connect into the mains drains system. The roof is in good condition. The property is double glazed throughout and is heated via the log burners and electric radiators. The electrics are likely to need some upgrading to conform to the current regulations but are fully working.

Back into the courtyard at the front and opposite the house is an old cottage which would make a fantastic renovation project. At 8m x 4m, there is potential for a 1 or 2 bedroom property to be created as a gite or ‘Maison des Amis’. Note : the roof is in very poor condition so this is a complete restoration project.

The large stone barns are to the right of the house and extend to over 325m² in total (approx 13m x 18m and 13m x 7m including the piggeries). The larger part has a fantastic arched doorway. Again, the roof is in poor condition and in need of urgent work but this is reflected in the price of 135500€ FAI.

The land is all in one parcel attached at the rear of the property and is of a good layout to provide excellent grazing although it is overgrown and will need clearing. There is a source than runs through the middle, creating a natural water supply.

In summary, the huge price reduction reflects the works required to the barn roof and mains drains connection for the house but the house is in good order and you could move in straight away. With the leisure lakes so close, this really is a wonderful spot to start your French dream.
