Situated in a hillside location on the edge of the delightful village of Sévignacq-Meyracq, this plot of building land of 1,458m² has permission for construction with floor space of up to 30% of the whole area, which is 438m². This is more than enough floor space for creating one or two houses, as desired. The land is at the end of a lane with attractive new houses constructed along it: there is a house to the north of the land and a house to the west of the land, both of which could easily be screened off by planting trees and shrubs.
The land is sloping, which creates numerous possibilities:
- a large family house at the top of the land and a swimming pool and summer kitchen at the bottom
- a large family house at the top of the land and a gîte/guest cottage/granny annex at the bottom
- a boutique B&B at the top of the land and a gîte at the bottom
- two medium-size houses (one at the top, one at the bottom)
Another major advantage of this land is that it borders a communal forest to the east, ensuring there will never be any more houses built next to it. To the south, the views of the mountains are superb and a cleverly designed house will ensure a magical Pyrenean panorama from dawn to dusk!
THE LOCAL AREA
Sévignacq-Meyracq is in the Vallée d’Ossau, which is named after the Ossau river, the Gave d’Ossau. The valley extends to the Spanish border, where you can ski at Gourette, or catch a small open train at Artouste to travel high into the mountains. The area is also known for its sheep’s cheese, Ossau-Iraty. The GR10 is accessible at Gourette and it is possible to join the Chemin de St-Jacques-de-Compostelle (Voie d’Arles) at Arudy before arriving in the Medieval market town of Oloron-Ste-Marie.
The nearby towns of Louvie-Juzon, Rébénacq, Arudy and Nay are all easily accessible from Sévignacq-Meyracq and all have a good choice of supermarkets, restaurants and bars. Arudy has a market every Tuesday and Saturday morning and Sévignacq-Meyracq has an annual Christmas market in mid-December. For a much bigger choice of shops and amenities - and a university - the city of Pau is about 30 minutes away.
The area has many excellent schools and children are transported to school by bus, which stops at the bottom of the hill down from the farmhouse. There is also a regular bus to Pau which leaves from Gourette and passes through Arudy, Sévignacq-Meyracq and Rébénacq.
