Sally Pitcher Independent Agent, says :
Traditional charm combines with excellent quality fixtures and fittings & designer tastes, resulting in a highly individual, superior period property. 10 minutes from sandy beaches and perfectly located between Vannes and Nantes.
The longère accommodation is as follows:
Ground floor: Hallway, large sitting room with open fireplace, WC, equipped kitchen and dining room, office and utility room.
First floor: WC, bedroom 1, luxury bathroom with shower cubicle, bedrooms 2, 3 & 4 & shower room.
The quality of finishes is outstanding, and as should be expected of such a luxury residence. The traditional exposed beams work well with modern, clean lines.
The separate cottage, set within the gardens, offers a ground floor sitting room, currently used as a gym, kitchenette, WC, and wash room, plus a further WC and shower room upstairs, and 2 bedrooms.
The mature gardens are equally exceptional. There is a long terrace, Japanese steps, a heated swimming pool, and planning permission has been granted for a house offering up to 80 m 2 living space, where the wood store is currently located.
This property is situated in the Loire-Atlantique, on the border of South Brittany. It is well located to access the towns of Herbignac, St Lyphard and La Roche Bernard. A short drive will lead you to the charming Gulf of Morbihan, or La Baule, whereas the vibrant city of Nantes is 40 minutes away. The surrounding area has a smattering of market towns full of character, which are popular with tourists. Vannes is also accessible. This is a popular investment area. This region enjoys a warmer climate than the North coast of Brittany. It offers the dramatic, rugged Atlantic coastline, long sandy beaches; both tourist hot spots and secluded bays, plus the inland delights of its many pretty villages. The nearest beaches are just 10 minutes away. Yachting, golf, and equestrian sports are available in the local area.
Loire-Atlantique is located far enough away from the UK to really feel ‘abroad’ but is close enough to offer the security of knowing family & friends are not too far away at all. Possibly the best-served area of France for travel links. This is one of the few areas accessible via ferry or airplane. You will be able to access your home in Brittany by air from North & South England, Wales & Ireland via budget airlines. Air Travel is possible from Nantes – Dublin, East Midlands, Stansted. Flights from Brest – Luton, Manchester, Exeter, Birmingham, Southampton. Flights from Rennes – Belfast, Exeter, Manchester, Southampton. By Sea: Plymouth – Roscoff, Poole – Cherbourg, Portsmouth - Cherbourg, Caen & St. Malo, Dover – Calais, Portsmouth – Le Havre. Rail links are also excellent. The TGV runs from Vannes & Le Croisic to Paris, and from there to the UK.

Loire-Atlantique is part of the current region of Pays-de-la-Loire and is surrounded by the departments of Morbihan, Ile-et-Vilaine, Maine-et-Loire, and Vendée with the Atlantic on the west. It is a particularly scenic region, with some 30 miles of the Jade Coast.
The area was originally part of Brittany, and contains what many people still consider to be Brittany's capital, Nantes. This department was separated from Brittany in 1941 by the German occupation.
Although Saint Nazaire is a major commercial port, Nantes, the regional capital, offers visitors a cultural heritage dominated by Gothic art and the Renaissance. Nantes is a large, bustling town, home to the most important gallery of paintings in France after the Louvre. Its impressive château des ducs de Bretagne is well worth a visit, as is the passage Pommeraye, a sumptuous and fantastical 19th-century shopping arcade. It claims to be the most rapidly developing city in France, with France's largest refinery and the country's fourth largest port, a major university and modern industries such as electronics and aviation. Nantes Airport offers flights back to London Stansted, East Midlands and Dublin.
Other places of interest are Pornic, a fishing village that has become popular as a seaside resort, once frequented by Auguste Renoir and Gustave Flaubert, and La Baule-Escoublac, a resort created in the 19th century and now just 3 hours from Paris by TGV. Dotted along the beach and inland in the forests, you will find stunning apartments and villas just seconds from the sea or overlooking stunning marinas.
