An awful lot of house for the money. Just crying out to be finished off.

Large town house in popular Limousin market town, lots of possibilities. Attached garden. Investment opportunity.

This part renovated town-house can either be finished as a single home or what about creating 3 or more apartments.

This property couldn’t be better situated, just off the centre of this very popular market town with magnificent chateau.
The current owners have started the renovations to create a large family home, however if you didn’t want a single home it would be very simple to change your plans to create at least three apartments as a long term investment.

You have off road parking at the front and the door leads into a corridor which runs through to the back garden. Off this corridor a door leads into the downstairs hallway and four rooms branch off as well as the access to the cellar and also a separate WC.
Two of the rooms here have been renovated and were utilised as office space, although with the new double glazing fitted these would make a good sized living area. The other two rooms on this level are linked by a door but would need renovation.

A door separates the stairs to the first floor, here you will find a work in progress with two rooms of 25m2, all the windows on this floor have been replaced with new double glazed units and there is also plumbing and gas to this floor. There is also a small bathroom area. Exposed beams and solid wood floors throughout.

The second floor has two room to the left, a small bathroom area and two rooms off to the right. Again all good usable space for living accommodation or apartments. Some remedial work has already started on this floor, clearing etc.

Another staircase leads to the large loft area of over 50m2, again a good height for over 40m2 here lends itself to further expansion and the roof and beams are in very good order.

Mains gas runs to the house but would need fully connecting once work finished.

The views from the back of the house are fantastic, looking out over the town and down into the valley beyond.

The garden is a manageable size and is fenced all round so ideal for pets or children.

In summary a large property in a sought after town with numerous possibilities, should you want to create a big family home or the investment potential of apartments.

Location in France

The Haute-Vienne is still a largely agricultural department located in central France. It is divided into two by the Vienne River, which runs from east to west. In the middle it splits into another river, the Isle, which runs into the bordering department of the Dordogne. The principal industry is porcelain, most of which is manufactured in the departmental capital, Limoges.
The department has a number of natural and man-made lakes, such as the Lac de Vassivière and the Lac de St Mathieu, many of which come complete with beaches, fishing, boating and watersports.
Limoges has produced fine enamel work since the 12th century, and still exports a large number of exquisite luxury goods. It has a lively university and thriving nightlife, as well as an attractive city centre with major shops as well as winding narrow lanes with boutiques and cafés.
Other places of note are Bellac, a small town with just 5,000 inhabitants, which is close to the Lac de St Pardoux, as well as Rochechouart with its magnificent chateau built out of meteoric rock!
Limoges-Bellegard airport, 5 minutes to the West of Limoges, as direct flights to and from the UK, and has had significant investment to cope with passenger numbers. It is also possible to go by TGV to Paris and then onwards to the UK or other European destinations.
As the most accessible department within the Limousin prices in the Haute Vienne are slightly more expensive than the Creuse or the Correze, but bargains can still be found.
