A great project with a lot of potential.

This charming house was previously used as a private school, right up until the 1970s, after which it was lived in until the 1990s. It sits opposite the beautiful romanesque village church, which was built back in 1868, after the previous church burnt down in a fire. We believe the house to date from the same period. A small shrine to the virgin Mary is also included on the land of the property, which is maintained by the local council.

The local area offers beautiful rolling hills and sits in the National park of Normandie-Maine. Lassay is a popular area thanks to it's medieval castles, beautiful granite architecture and thriving local community. The market town has a supermarket, bars, restaurants, schools, sports clubs, amongst other amenities. Just down the road is the larger town of Mayenne, which offers even more shops and facilities.

The inside of the house can be seen as a blank canvas. Behind the dated wallpaper and stud walls lies beautiful masonry and former fireplaces, which are shouting out to be restored and given a new lease of life. SInce the internal walls are not load bearing, they can be easily knocked down, leaving you to freely create the floor plan and layout. The ceilings are nice and high and the windows let in plenty of natural light.

The loft is a great space that can be renovated into another large room, perhaps a bedroom and en suite, or an office space. The cellar would be perfect for storing tools and other miscellaneous items. There is a lane around the side of the property that provides you with access, and a space to park two vehicles. There is the original wooden spiral staircase, which can be seen as a nice feature of the house, or easily replaced with something more modern.

The garden is reasonable in size, and blank canvas to let your imagination run free. I believe there is a possibility to negotiate a little more land in the sale, if you move quickly enough before the cadastral plan is fully established. There is also a small outbuilding, which is visible from the photos. It is not in great shape but can still be handy for storing wood for instance.

The house is on mains drainage and is fully plumbed, although it only has the one bathroom, so I can imagine that it will want to be reconfigured. The energy rating is currently a G, the lowest rating, so insulating the roof is recommended. The house also has electricity connected.
