Anne Rice Independent Agent, says :
Spacious 3-4 bedroom semi-detached property in hamlet but not overlooked. Situated in stunning Brittany countryside, bordering the Mayenne and Loire Atlantique. Near the fortress market town of Chateaubriant and only 45 kilometres from Rennes. This stone property has plenty of character and is suitable for a holiday home or living permanently in France and becoming part of the community. Comprising farmhouse kitchen, spacious living room, utility room, bathroom three bedrooms, one with dormer windows, and a further part of the property that would convert to a large ensuite bedroom with dormer window. Large cave (wine storage) with door to back garden. Detached barn/garage. Most windows are double glazed.
The ground floor has spacious farmhouse kitchen with fireplace and woodburning stove. The vast living room has a lovely original parquet floor and woodburning stove. These two rooms have high ceilings with exposed oak beams, giving the property plenty of character. Also on this floor, a double bedroom, bathroom with shower cubicle and toilet, utility room and a large cave with external door leading to back garden. The first floor has two bedrooms, one extremely spacious, with dormer and Velux windows. There is a large grenier above the cave that could convert into an ensuite bedroom.
Outside there is a bread oven and detached stone barn currently used as garage and workshop. There is a small, pretty grassed area with some trees at the bottom of the garden.
The village is just four kilometers where you will find a school, boulangerie (bakery) bank, mini-market, post office, clothes shop, florist, and a few bars and restaurants. The local folks are friendly and run a lively community where you can become as involved as you wish.
There are many small market towns within easy reach, including Vitré, Fougeres and the thriving medieval market town of La Guerche de Bretagne, where you will find schools, supermarkets, post office, banks, restaurants and bars. In fact, just about every type of shop you might need. There is also a superb weekly market that stretches from the central square with its quirky medieval buildings, and meanders down through streets and car parks. You can buy everything from livestock to CD’s. This small town also has a swimming baths, cinema and football pitch, and hosts festivals and fetes throughout the year.
Rennes airport with economy flights to UK is only 45 kilometres, Nantes airport 82kms. If you prefer the ferry, then St Malo, Cherbourg or Caen. Within one hour thirty minutes from both the beautiful west coast with fabulous sandy beaches, and the same to the north coast where there is a more rugged coastline.
Brittany's historic capital, 2,000 year-old Rennes, which lies at the confluence of the Ille et Vilaine rivers, is one of the departments four "Art Towns", the others being Fougères, Saint-Malo and Vitré. Rennes has a population of around 220,000 inhabitants and attracts a large mobile population, mainly because of the university and many business that have established in the area.
Whilst the department is the most densely-populated in Brittany, by contrast it has the youngest population, averaging under 37 years of age. Other towns and places of interest include Redon, at the confluence of Brittany's two largest rivers, the Oust and the Vilaine, and Dinard, one of Europe's finest seaside resorts. The coastal towns of Saint Malo and Dinard and the areas inland of the coast are very popular with homebuyers because of the attractive coastline, generally mild climate, great infrastructure and ease of access back to the UK and Northern Europe. From Rennes airport one can fly direct to Exeter, Southampton, Manchester, Edinburgh, Belfast and Dublin, and Dinard airport, although smaller, offers flights to Guernsey and London. St Malo port offers cross channel ferry access to Poole, Portsmouth, Weymouth, Jersey and Guernsey.
It is a department rich in historic and religious monuments, remarkable medieval cities and natural history with numerous museums and theatres. Its' proximity to the coast attracts a large number of tourists to the area, which is good news for those looking to set up a tourist-related business such as chambre d'hôtes or gîtes.
