The cottage is set at the end of its own private drive leading to the gravelled courtyard around which are clustered the outbuildings and the pretty easily managed gardens.

Natural stone steps lead to the original solid oak front door, which opens into the living room which is the lounge/kitchen room. This triple aspect room is light and airy with exposed beams and a wood burning stove which provides ample warmth and cosiness for those chilly winter nights. The fully fitted kitchen is equipped with high quality built in units and has views over the garden and the land beyond. This room is both practical and functional and has been tastefully decorated.

Leading from this room is a small lobby which provides access to the two bedrooms, the bathroom and a door leading to the rear courtyard. .

Bedroom 1 is to the right which has a lovely aspect over the garden; it is a generous double with original floorboards.

Bedroom 2 is a double aspect room with a half glazed door providing access to the courtyard and garden; it is a lovely light and airy room which again is a generous double and benefits from original floorboards.

The well-equipped bathroom is situated at the end of the lobby which is very handy to both bedrooms.

The whole interior is decorated with great taste using light colours, enhancing the original features.

Outside the front door, at the top of the stone steps, is a second door which opens onto a small lobby and the staircase to the large attic, which is ready to convert into more living space if required.

Under the stone steps is another storage area and under the house is a good sized utility room, with plumbing for washing machine etc. & housing the hot water cylinder. There is also a separate cave, carved into solid rock.

In the rear courtyard and attached to the house is the old porcherie, 32m2, which could potentially be extended into, and round the corner is the traditional bread oven (a small barn with stone oven at the far end) and a second traditional stone barn.

In the front courtyard is a large stone barn and a timber garage, both in very good condition. There is room to park several cars in the courtyard itself, and the central section of the barn can easily accommodate a further vehicle if required.

The very pretty garden has several fruit trees including two large mature cherry trees, apple trees & a well established fig tree, and there is a spring fed well.

Included with the property is 1ha 87a of lovely woodland.

The nearby town of Payzac (5km) is a small market town which has all basic facilities – 2 bakers, butcher, convenience store, bank, post office, hairdresser, bar, hotel with restaurant, even a petrol station.

St Yrieix La Perche, only 12km away, is a thriving town with all amenities including supermarkets, shops, bars, restaurants, banks, post office, a modern hospital with A&E facilities, cinema, théâtre, art galleries, museum and a medieval quarter including 12th century church.

Travel is easy with good road links from the coast, or Limoges airport which is only 50km away. The station at St Yrieix has good rail links to Limoges and from there to the mainlines, eg to Paris
