Traditional Savoyard stone & wood barn to renovate. Situated 6kms from ski resort St Martin de Belleville. With planning

This authentic Savoyard barn with stone walls and wonderful wooden beams is situated in a sunny spot on the edge of a tiny, traditional mountain village. Part of the barn has already been renovated and the last remaining section is still available for someone looking for a great project. Located at the end of a no-through road in a quiet, tranquil place, this barn has potential to become an ideal family holiday home either for personal use or/and to rent out in both the winter and summer seasons. There is planning permission in place for a 4 bedroom house with the plans available for the new owners to work from.

The village is brimming with character, boasting its own museum, old chapel and a private apple press. As a huge bonus you have the vast Three Valleys ski region, the largest in Europe, just a few minutes drive away, and the resorts are open in summer as well as winter providing a wide range of activities alongside a state of the art ski area. This is a fantastic spot for nature lovers, just step out of your door straight onto some of the best mountain walks available - from your door you could walk to Italy without crossing a road!

The barn is packed with amazing features; the little smoking room, where the previous owners used to smoke their fish and meat to last them through the winter; the vaulted voute under the barn which still has the old cattle feeder in it and could be renovated as a separate studio or be included into the main living space. The wonderful old wood that makes up the upper walls could be reused in the renovation in keeping with the traditional look of the village, and the stone walls, almost a metre thick at the base and can be kept within the new build.

The roof beams are a work of art and would be quite a feature if you decided to put the living area on the top floor. Planning allows for balconies overlooking the garden which would catch the mid-day and afternoon sun in the summer.

The garden climbs up behind the barn and has potential for a great BBQ area and, except for the occasional passing walker, is private and peaceful. There is also a small area of land close to the stream which was traditionally used for vegetables.

For an experienced builder/developer this would be a fairly straight forward project, or perhaps ideal for a family who prefer to hand over the hard work to someone else.

Overall a great chance to own your own property in the heart of the French Alps and a wonderful opportunity to create your own dream home.

Additional information
Parking and access: No problem to drive to door in summer although the roads are very narrow and the area directly outside the barn could be used for summer parking. In mid winter driving to the door would be unlikely in which case there are two nearby parking areas in the lower part of the village. Roads to the village are cleared and treated throughout the winter.
Planning permission: In place for a 4 bedroom house but sensible variations on the current plans should be permissible.
Travel and Transfers
Nearest international airports: Chambery is approx 1.15 hours away with Geneva/Lyon/Grenoble all approx 2 hours away.
To drive: From the channel ports it takes approx 9 hours on the autoroutes to the foot of the mountains. Then the climb up to St Martin takes about 15-20mins, more on transfer days.
By train: The Eurostar and snow train arrive in Moutiers station at the foot of the mountains.
