This really is a blank canvas, a real gem for a builder/renovater to snap up and make their own; the situation is stunning overlooking the river Agout and the attractive town of Burlats beyond ; with a floor area of 113m2 , 3 floors are possible making this a huge potential home or business opportunity without a large initial outlay.

I won't be giving room sizes as there aren't any! All interior walls have been removed to provide an open-plan idea of the potential of this huge space; clearly some hefty investment is needed but for those energetic enough it will surely be worth it. It should be clear from the photos the scale of the work needed and also the potential.
The house has side-access to the cellars and riverside garden area , not a public right of way but shared access with the neighbour. If it were me I'd moor my boat there!
Burlats, noted for it's roman architecture has a 17th century castle with a 14th century tower, the Adelaide Pavillion and a 12th century house ,the house of Adam, with its' facade on the river Agout, plus a water mill and ancient church.
Burlats is 15 mins drive from the important town of Castres with all its' culture ,travel links (internal airport) and commerces.
The airports of Toulouse and Carcassonne both at around 1h20 mins. make this home well-situated.
