A real project for the energetic among us in the fast becoming popular Tarn town of Labastide-Rouairoux with ex-pats and french alike, a very affordable region and a reasonably priced house. With over 220m2 of space plus cellar and attic space if you need more. Benefitting from a modest garage with room over and a small courtyard area with a store. With some TLC this could be a substantial and comfortable home Read more ...
The central entrance hall to this robust building leads into a bewildering array of rooms; to the left a former shop area (already transformed to living rooms) totalling 38m2 with windows to front and rear and to the right a living/dining room with a kitchen at the rear; these 2 rooms could of course be opened through as with the others.
The central hall leads throught to the rear triangular courtyard (around 22m2) for dining al fresco.
Under the central staircase we find an access door down to the huge cellar; this staircase then leads up to the 1st floor landing, off which we find 4 bedrooms of varying sizes and a large bathroom of 15m2.
Up again to the 2nd floor, 5 bedrooms await of similar proportions, from 20m2 down to 10m2, the smallest of which could be perhaps changed to a bathroom; if further space were needed the attic space could provide an estimated 30m2 more at a reasonable head-height,the rest maybe for storage.
The lack of a garden is reflected in the price, though the courtyard could provide the minimum necessary and the little arched-entranced garage with room above is afurther asset.
In all a very substantial building for those who are happy to live in town and want to put their mark on a potentially large and comfortable home. For the imaginative, not the faint-hearted.
Situation: The house is in easy walking distance of all conveniences, shops, restaurants, banks etc. Labastide-Rouairoux has a weekly market as does the nearby town of Saint Pons de Thomieres which is the capital of the beautiful Haut Languedoc regional nature reserve and whose settlement dates back to the Stone Age as proves its museum of Prehistory. Labastide also boasts a textile museum having been the most important textile town in the region apparently because of the purity of its river water. A little further afield the vineyards of the Minervois can be reached within a half hours drive, and the Mediterranean beaches in an hour and a quarter. The property is equidistant from Carcassonne and Beziers airports at around the same amount of drive time, Toulouse and Montpellier airports being a little further (1h45mins)
