Alain Nicolay Independent Agent, says :
A lot of potential for this 3 bed house with 1200 sqm garden and outbuildings in a village with some amenities.
3 BED STONE HOUSE
The house is in good condition and only needs some finishing. It consists of a kitchen, a lounge room, a bathroom, Wc and 2 large double bedrooms on the ground floor. There is a large bedroom on teh first floor and an attic so plenty of space for another bathroom.
Oil central heating (3 years old boiler) - Roof in excellent condition (recently done)
OUTBUILDINGS
There is a boiler room with a bread oven, a large garage and few little henhouses and pigsty.
GARDEN
The garden is quite large at the back of the property: 1200 sqm.
Plenty of space for a swimming pool in this south facing garden.
ENVIRONMENT
Quiet cul de sac.
LOCATION
The house is located in Thiré a village with some amenities.
Ste Hermine, a market town is only 3 kms away.
45 minutes to the coast
1 heure de La Rochelle and Nantes airports
Vendee is the second most touristic department of France, mostly because of its excellent facilities and family resorts on the Atlantic coast. However, there is much more than the coast in Vendee! The lovely villages, winding roads between fields, historic castles and churches, great food and nice people!
La Roche-sur-Yon is the department capital, which was just a village until the Vendee department was created after the revolution. Les Herbiers, to the North East of La Roche-sur-Yon, is a busy town and an excellent base for touring the picturesque Vendee countryside. Les Sables d'Olonne was once a whaling and fishing port but thanks to the fashion for sea bathing has become Vendee's chicest resort and the population in July and August explodes!
The region enjoys a maritime climate with mild winters, and it is the second sunniest place in France after the C?d'Azur for number of hours of sun per year.
Vendee is also a good compromise as it is not too far from the ports to England and Ireland (3 hours to Cherbourg), and close to cities and airports: 1 hour to Nantes, Poitiers and La Rochelle. On a day trip or week-end you can drive to many areas in France, such as the beautiful region of Brittany.
French property prices in the Vendee are very attractive considering the good weather, proximity to coastline and great infrastructure available to permanent and holiday home owners.
