This seven bedroomed property is set in the tranquil French countryside close to the village of Aujac and the amenities of Matha. An hour away from the sunny West coast beaches and La Rochelle and Poitiers airports.
The layout of the property is cleverly done to allow privacy to both the owners and the guests such that the owners have a separate part of the house whilst the guests enjoy their holiday.

The Chambres d’Hôtes has plenty of gravelled parking by the crystal clear stream aligned with lillies. It is here where we can see the property’s very own couple of Black swans and ducks. Once parked the guest walks over the small bridge into the courtyard.
The Reception (28m2) is entered via the courtyard and has its very own impressive bar made from a type of Cherry wood sitting on top of some old Whisky casks. Next to the Reception is a Utility room (11m2) used by both owners and guests.
The Reception also leads us to the enormous (61m2 !!) wooden floored Sitting Room and Dining area , beautifully renovated with oak beams. This large room has a stairway that leads to the four guest rooms.
Each of the four guest bedrooms are laid out in the same way, two are 13m2 and the other two are 15m2, each with the same format of en-suite containing a shower, sink and WC. Currently they are set out as twin bedrooms and are tastefully presented with oak beams.
The landing from which we find the guest bedrooms leads us also to two bedrooms which currently are used for when the family stay and they share a Shower Room at the end of the corridor. The two bedrooms (each 18m2) have high ceilings and are south facing across the Orchard and fields.
The Swimming Pool (32m2) is at the end of the courtyard and is in front of the Summer house (35m2) which is used as a games room and for keeping the wine and beer chilled. This house used to be where in days gone by the farmer would prepare the young vines to sell or plant. To the side of the Summer house is a small games room also used for storage in winter along with another store room. There is also a built-in BBQ and seating area for guests to sit out in the full sunshine and dine.
Close to the house by the courtyard is a covered dining area (18m2), to the side is the garage which is used more as a Workshop (22m2), it also has storage above (39m2). On the opposite side of the courtyard sits the stone Old Chai (34m2) where Pineau (Cognac and Grape Juice) was made, currently used for storage. There is a small wood store to the side of the chai.
Next to the Parking area there is a very large Hangar, half open (72m2) and half closed (75m2) with electricity, perfect for keeping tractors or vintage cars.
The nearest train stations are St. Jean d’Angely (20 mins), Angouleme (40 mins), the A10 is 20 mins away giving access to all the main routes through France. The airports are La Rochelle (1 hr), Poitiers (1+ hr), Limoges (2 hrs) and Bordeaux (2 hrs).
