Working water mill with rights to use the water for power generation. Recently restored with rare and original features including original top fed water wheel with a fall of nearly 3 metres offering a great opportunity for power generation. There are also 5 double B&B suites offering further income potential, a separate owners wing and an original bakehouse and in ground pool.
This charming old watermill has been fully restored for modern living whilst retaining an abundance or original features and plenty of character.
The main entrance is accessed by crossing a bridge leading to steps bringing you directly to the large, light and airy living room which has French windows leading to the patio, poolside and garden. There is a large Charentais fireplace with a wood burning stove for additional warmth during the winter.
From the living room a stone archway leads to the fully fitted kitchen (26m2)
On the same level is the mill room (65m2), a large study/office (19m2), owners bedroom with ensuite and separate wc.
The second floor has 5 double B&B suites which were all recently refitted to a high standard with their own private en-suite facilities. These can be accessed via a separate entrance keeping the owners accommodation private.
On the ground floor is another bedroom with en-suite bathroom, laundry room, pantry, wine cellar and a substantial garage large enough for 4 cars (75m2).
Outside there is an 8x4m in ground pool and the original bake house with a working wood fired bread oven with views out to the mill stream. The plot is just over 8000m2 with an orchard providing a generous supply of walnuts, apples, peaches, plums, cherries and figs.
Currently run as a B&B this property offers superb potential for further income from generating electricity as the spring fed mill stream has a good water flow all year round and a fall of almost 3m.
La Rochelle airport 50 minutes by car and the sandy beaches of the West coast can be reached in just over 30 minutes.

The Charente-Maritime is Poitou-Charentes' coastal department. Here, 420 km of sandy beaches are lapped by the Atlantic under some of the sunniest skies in the whole of France. There are also three islands, each with its own unique atmosphere. Inland, you won't struggle to find some incredible cultural and historical gems. Romanesque architecture features heavily throughout the department.
La Rochelle is the capital of the department, and is home to around 120,000 people, a great number of whom are students from the university. This extremely smart town has an active cultural scene throughout the year, regardless of the weather. You can stroll amongst the boats in the pedestrianised marina along the cobbled streets, and admire the two impressive 14th century towers.
Away from the mainland, the Ile de Ré is a large island completely encircled by fine and mostly sandy beaches. In August the population increases dramatically, mainly due to holidaying families.
There are a number of airports offering flights to and from the UK in the vicinity. Tours, La Rochelle, Nantes and Poitiers all have direct UK flights. It is also possible to fly to Angoulême by changing in Paris. If you'd rather travel by land then the TGV train service will take you to Poiters, La Rochelle or Angoulême. La Rochelle and Ile de Re are extremely popular holiday destinations and so have an active rental market. This means that the prices are going to be higher, yet still represent real value for money. There are a large number of properties needing renovation on the market, but close to the coast these are not likely to be cheap, although further inland towards Saintes there are still "bonnes affaires" to be found.
