Elizabeth Day Independent Agent, says :
This house is all about its location and land - set at the edge of hamlet very close to the Charente lakes. An ideal equestrian property with 3 loose boxes in one of the barns and great hacks in all directions. The villages of Pressignac and Videix are a couple of minutes drive and the towns of Chabanais and Rochechouart under 10 minutes - with full amenities. Limoges (airport) and Angouleme (TGV) are under 1 hour.

The house is in good structural condition with a good roof, brand new septic tank (installed Feb 2012), heat exchange central heating and new electric shutters on one side of the property. Internally, it would benefit from a refresh of the paintwork etc but that is simply a matter of decorating to taste.
The entrance porch leads you into the dining room (20m²), currently used more as a entrance hall. The first of the bedrooms (11m²) leads from here. Then the large lounge (28m²), with patio doors leading out onto a superb teracce with simply fantastic views down the garden to the lake and then rolling counrtryside beyond. The country kitchen with fitted oak units is opposite and the oven and hob and included in the sale price.
Next comes the bathroom with a lovely corner bath and the vendors have also converted a bedroom to create a separate shower room and office. The 2nd bedroom (12m²) follows and finally the master bedroom (16m²)with fabulous views.
The backdoor takes you into the large workshop and garage and you also have a 2nd garage underneath the property.
Outside you have a large open hangar of 10m x 12m and a stone barn with a new roof (2004) of 13m x 10m. Part of this barn has been used to create the 3 loose boxes.
The garden itself is well stocked with fruit trees including walnut, cherry, apple, peach and kiwi as well as a lovely mature raspberry bed. A pump takes water from the lake for the garden.
The land stretches down and to the left of the property, with part being just over the hamlet lane. There is a 20 x 40 menage - not surfaced but flat and well draining, and a field shelter for the horses.

The Charente department is home to over 340,000 inhabitants and is located in the south-east of Poitou-Charentes. The countryside offers a unique and varied environment for walkers and mountain bikers from rolling hills in the east to a flatter landscape in the west. The northern area is wild with deep forests and peaks reaching to over 1000ft. The Charente has long relied on agriculture to fuel its economy. In the 18th Century, however, the department started mass producing its infamous Cognac drink, which proved extremely popular with people from all over the world.
The department is very well situated for expatriates looking to purchase French property here, with great roads down to the Charente and the Channel ports just a short days drive away. The department has access to Poitiers, La Rochelle, Bordeaux, Bergerac and Limoges airports, all within 2 hours. Furthermore, in the centre of the department you will be able to fly from either Gatwick or Stanstead direct to the Angouleme Champniers-Brie airport .
Angouleme is a small yet cosmopolitan city, with a fairly dynamic feel about the place when compared to the neighbouring Dordogne or Haute Vienne. It hosts a lot of events such its vintage car racing (the Circuit des Remparts) which takes place in September , the cartoon festival in January and a great music scene which just seems to get better every year . Both Cognac and Confolens have annual festivals which attract tourists to the area.
The Charente has an immensely varied countryside bordering 5 departments, famous for both its Cognac vineyards in the west, and its Limousin beef production in the east, which in terms of scenery are worlds apart. The valley of the Charente River meanders down from Ruffec in the north through Angouleme onto Jarnac and Cognac. Confolens in the East of the department is situated on the banks of the majestic River Vienne, this area being known as the Charente Limousine, and is extremely popular with expatriates because it looks and feels like the UK. The south of the county which borders the Charente Maritime has a much better climate but less undulating scenery.
