Emma Voysey Independent Agent, says :
Just a short distance from the village of Cazouls les Beziers in the department of Herault, down a country lane & into the vineyards, you discover this delightful spot. Nestled in the lee of a hill providing shelter, is this old stone built 'mas' which has been fully restored to create a lovely, family home, positioned in the middle of it's well irrigated, level land, given over to garden & wine producing vines. If vines are not for you, it would be equally possible to create fertile pasture for horses or other livestock.

Entrance is via gates, down a gravelled driveway which sweeps into the property; there's plenty of parking around the house. A large rectangular pond, or 'source' beside the house is filled with giant carp & is the recipient for five freshwater springs, which constantly run through it & out the other side to irrigate the land, summer & winter. There is a gorgeous, in ground swimming pool with paved lounging area which leads onto the shady verandah which wraps around two sides of the house.
A well fitted, recent kitchen with granite worktops, with large utility room adjacent, leads into the spacious living room, giving onto the verandah, with sliding glass doors. Views are across your own surrounding land. there is also a separate cloakroom WC on this level. Upstairs you find a tiled family bathroom with a large corner bath & a separate shower cubicle, plus three good sized double bedrooms & various built in cupboards. Everything is finished to a high standard, the accommodation is bright & well laid out, with high celiings upstais & exposed beams, showing the original character of this beautifully restored, old property.
The water is from the well with a double water purifier filter for the house and another filter attached to the kitchen sink for drinking water. The purifier is about 2 years old and does not work on electricity as it is a special computerised sysytem that automatically runs when the water needs purifying. Mains electricity. A wood burning fire in the living room and electric heaters in all the rooms, used rarely, on economy. This is a well insulated, efficient house with an excellent energy rating. The fosse septique was installed in 1995 & is expected to conform to current regulations; a certificate will be provided once a sale is agreed.
Outside, as well as the swimming pool, you have a potager, or vegetable garden, a chalet of 12m2, a recently constructed garage of 20m2, lawns & beds full of well tended shrubs & flowering plants. The vines (4800) stretch out around the gardens producing approx 7000 litres of Caberbet Sauvignan category 2, via the local wine cooperative.
The closest neighbour is almost half a km away, meaning this charming property is private & secluded. The access road is in good condition & the village is just a few minutes by car or bicycle; or 20 minutes art a brisk walk. Cazouls is a busy, active village with bars & restaurants, schools up to college level, all shops & amenities, doctors, dentists, a post office & a great market several times a week. Beziers is just 15 minutes distant & Montpellier can be reached in under an hour, as can Carcassonne in the other direction.

Herault, department number 34, is located in the South of France on the Mediterranean coast and has a fantastic year round climate. It is famous for its full-bodied red wines and for its oyster beds along the coast in the Bassin de Thau.
Montpellier is the capital of both the Hérault department and the Languedoc-Roussillon region, and is the driving force behind the regional economy with high tech industries in Agropolis and Euromedecine. The area has seen a dramatic transformation during the last 50 years. The rise of a strong left of centre local government has left a legacy of good housing, pedestrianisation of town centres and a public transportation network that is second to none.
Béziers is further to the south, renowned for its ancient bridge. It has a population of 70,000 and is the unofficial capital of the largest wine-producing region in France, with vineywards dominating much of the local landscape.
Elsewhere, the town of Sete is the most important fishing port on the French Mediterranean coast and Le Cap d'Agde is the largest purpose built tourist resort in the whole of Europe. It can accommodate up to 100,000 tourists at any one time. Nearby is Saint-Guilhem-le-Desert, one of France's most beautiful villages.
Flying into Herault couldn't be easier. There is an international airport in Montpellier and a smaller one in Béziers, with mainly flights from Paris. Although Ryanair now has a service from Bristol to Béziers three times a week. Montpellier has regular flights to and from the UK with Ryanair, GB Airways and British Airways. The fast and comfortable TGV train service also runs through to Montpellier.
In terms of french property, Montpellier is the most expensive city in the Languedoc-Roussillon and has experienced a 25 percent increase in prices over the last five years. Outside Montpellier, the trend remains similar, as the Hérault is an increasingly popular place in which to own property - but in the rural villages and hamlets further inland, there are still bargain french properties to be found.
