Sarah Aldrich Independent Agent, says :
You will make a grand entrance into this lovely house thanks to its spacious marble-floored hallway and elegant staircase. The established, level garden backs onto farmland, and there is enough outbuilding space to satisfy even the most avid hobbyist. The property offers flexibility - easily allowing the possibility of a gite or "granny" annex, but works equally well just as it is.
In a quiet residential environment with views over countryside and mountains, the property is within a 5 minute drive of the pretty market town of Mazamet (offering all facilities) and a little further to its "big sister" Castres.
Carcassonne airport (Ryanair) is one hour's drive away, whilst Toulouse (Easyjet) and Beziers (Ryanair) airports are at 90 minutes.
It's rare to find a home that offers flexible accommodation so .... accommodatingly. As a 6 bedroomed home it works brilliantly, having the right proportions of space for living, sleeping, entertaining or relaxing. As a 4 bedroomed house with a self-contained 2/3 bedroomed annex it works just as well - either way the rooms are well laid out and flow logically from one to another.
The ground floor comprises:
- A spacious marble floored hallway (21 m².)
- A bright open plan living/dining space with fireplace, also marble-floored (38 m²)
- Two nicely fitted kitchens (17 and 10 m²)
- A second lounge (20 m²)
- Two WCs
- A useful summer kitchen/utility room (12 m².)
There is a choice of two staircases to the first floor which comprises:
- 6 bedrooms ranging in size from 11 m² to 21 m² including master bedroom with feature fireplace
- 2 family bathrooms
- an extra room of 18 m², suitable for an office or gym space, or easily convertible to provide other options.
Patio doors lead directly from the main kitchen, living/dining space and second lounge on to a sunny 64 m² terrace which runs alongside the house, perfect for entertaining. If the heat gets too much, there is also a shady stone patio which gives welcome relief.
The 2000 sq. m. garden is has some mature ornamental and fruit trees and is level, providing ample scope for a swimming pool.
At the end of the driveway is a garage (2 - 3 cars) and workshop space totalling 98 sq. m.

The Tarn department is to be found between Toulouse and Montpellier. It is a fantastic mix of both Languedoc and Pyrenees culture. The landscape is contrasting, with green forests giving away to sun soaked vineyards. The 350,000 population enjoy a Mediterranean-like climate and a relaxed pace of life. Showers in the spring help to keep the vegetation lush.
Tourism is now the main source of industry in the department, attracting visitors to its climate and landscape, as well as the cuisine. The most popular wine comes from the town of Gaillac, which has been producing it since Roman times, and foie gras is a popular regional dish.
Albi, situated on the banks of the river Tarn is the departmental capital. It is from this river that the reddish clay is extracted to construct just about every building in the town. The artist Henri de Toulouse grew up here and bequeathed the town with the largest collection of his works. Albi has a vast cathedral, also built from red clay, and looks more like a fortress than a spiritual place of worship.
Castres is a busy town, and makes a great base for exploring the surrounding countryside. Pimgrims used the town as a stopping off point on their way to Compostela. It boasts a superb art museum showcasing works from across the border in Spain.
Toulouse, Rodez, Montpellier and Carcassonne all have their own airports with regular flights from the UK. Toulouse also offers TGV links to many other French destinations. The area also has a good road and rail network.
