Jane and Liz Vernon and Gardiner Independent Agent, says :
Amazing farmhouse restored to a high standard, with a self contained Gite on the lower level of the house, ideal for friends and family, or as an income in the summer months.... This house has lovely views over its own land and swimming pool and is in an ideal situation thanks to its private garden, and its location, as it is only 15 mn from Lauzerte a lovely medieval town.

Accessed down a quiet country lane, through ornate iron gates and up to the back of the house, through a door and into a room surrounded by glass windows ideal for shoes and coats... A door leads into a small hall with a flight of steps leading down into the independent living space. From the hall are a couple of steps down into the fitted kitchen /lounge with fantastic living space thanks to its windows and the luminosity of the room. A nice wood burner stands in the lounge. There is a door leading out onto the terrace that is covered, ideal for breakfast in those hot summer months!
Bedroom 1 has superb wooden floor boards, an on suite bathroom. Bedroom 2 has access on to the balcony/terrace that overlooks the garden and the swimming pool, the room also has wooden flooring. Bedroom 3 has a new shower room. From the hall is a wooden staircase leading down to the ground floor and the master bedroom with on suite bathroom with a bath and a shower. It has a door leading out into the garden and this makes the ground floor completely independent from the top part of the house. (Ideal for friends and family...). The self contained apartment has a kitchen, a bathroom, Wifi/adsl and air conditioning that is reversible.
The gardens are truly lovely with mature shrubs and trees and an orchard that has many different fruit trees. Steps go from the house down to the swimming pool that is 8x4m, and has a new liner recently installed (Guaranteed 10years).
This really is a fantastic property that well warrants a visit, close to Lauzerte a medieval village, with all shops and restaurants, riding stables, panoramic views and great markets all year round...

The Lot department, in the north of the Midi-Pyrénées, makes up much of the western part of the Massif Central mountain range. Foreign buyers and visitors have been increasingly drawn to the area in recent years thanks to its improved accessibility, which will only be improved further by the future Brive Gaillarde airport. The department is largely untouched with historical gems hidden among its fantastic landscapes.
Cahors is the department capital with a population of just over 21,000. The laid back way of life here reflects the relaxed atmosphere in the rest of the department. There is a great deal of spectacular medieval architecture on display in Cahors, both in its buildings and in the wonderfully preserved bridges that cross its rivers.
The Parc Naturel Regional des Causses covers a large proportion of the department. st Cirq Lapopie is a village not to be missed, perched on the edge of a cliff overhanging the Lot valley. The immense natural beauty of the area is complimented by the charming buildings and ancient ruins that make up this town.
Rocamadour is again situated in what looks like a precarious position on a cliff-top. In the past, pilgrims making their way to Compostella used the town as a stop off point. Today, visitors arrive from all over the world to take in the breathtaking views.
Gourdon, in the north east of the Lot, is the historical capital of the Bouriane region. It is positioned on the gentle slopes leading down to the Dordogne river and contains a number of medieval buildings. In the vicinity you'll be able to explore decorated prehistoric caves.
Rodez Airport is serviced by Ryanair, who run regular flights from London Stansted, and Toulouse airport is under 90 minutes away. Another option would be to fly into Limoges and travel down the A20.
The department has become very popular with international buyers, particularly families and retirees, thanks to its stunning architecture and scenery and reasonable property prices.
