You come in through the front door to find yourself in the living/dining room which contains the fireplace and wood burner. There is a serving hatch through to the kitchen, which is a lovely bright room, large enough for a good sized kitchen table, has a double sink, and a glazed door which leads out into the garden. To the side is a utility room with the hot water tank, loo, basin, and plumbing for the washing machine.
The first floor has three double bedrooms and a tastefully fitted out shower room. Two of the bedrooms have fireplaces.
The second floor has another three bedrooms, two doubles, again with fireplaces, and the third is currently a storage room, but at 13m² it could easily be another double bedroom. There is a further shower room up here.
There is 50m² attic space.
The garden is private - outside the kitchen door is a seating area which is south facing and sheltered so a real sun-trap all year round. Then there is a lawned area, sheltered by the single storey outbuildings (workshop, potting shed, storage etc.) and then the barn forms an arch which takes you through to the second part of garden, where you will find the vegetable plot, a large lawn and many prolific fruit trees. You can access this back garden off the street so good for off street parking if that is important to you.
This house was built in 1877, and extended in the late 1950’s adding the second floor. It is close to the road with very little traffic and has recently been run as a very successful B&B. The Haute-Vienne is still a largely agricultural department located in central France. It is divided into two by the Vienne River, which runs from east to west. In the middle it splits into another river, the Isle, which runs into the bordering department of the Dordogne. The principal industry is porcelain, most of which is manufactured in the departmental capital, Limoges.
The department has a number of natural and man-made lakes, such as the Lac de Vassivière and the Lac de St Mathieu, many of which come complete with beaches, fishing, boating and watersports.
Limoges has produced fine enamel work since the 12th century, and still exports a large number of exquisite luxury goods. It has a lively university and thriving nightlife, as well as an attractive city centre with major shops as well as winding narrow lanes with boutiques and cafés.
Other places of note are Bellac, a small town with just 5,000 inhabitants, which is close to the Lac de St Pardoux, as well as Rochechouart with its magnificent chateau built out of meteoric rock!
Limoges-Bellegard airport, 5 minutes to the West of Limoges, as direct flights to and from the UK, and has had significant investment to cope with passenger numbers. It is also possible to go by TGV to Paris and then onwards to the UK or other European destinations.
As the most accessible department within the Limousin prices in the Haute Vienne are slightly more expensive than the Creuse or the Correze, but bargains can still be found.
