Emma Bowman Independent Agent, says :
Callian: A very pretty villa in a pretty location. A completely unique configuration, with potential to change if desired. Two double bedrooms, one small childs room. Kitchen and living space. A small equipped chalet in the garden, with kitchenette and shower room would be ideal for guests in the summer. Potential to purchase more considerably more land at extra cost not stated here.

As the Alpes-Maritime become increasingly crowded with high property prices, more individuals look west to the Var to realise their Provencal property dream. With more affordable prices, the East Var offers a range of property but within easy reach of the coast. One such growing region is the Canton de Fayence.
Located in Provence Cote d'Azur next to the French Riviera the Canton de Fayence is ideal for easy access to the coastal towns; only 20 minutes to Cannes, 20 minutes to Frejus and St.Raphael, 40 minutes to Nice International Aeroport and 40 minutes to St. Tropez. The Canton comprises a number of villages on hilltops with a large forest and open plain.
The main town is called Fayence, with the picturesque villages of Mons, Seillans, Tourettes, Callian (listed in the 'Most Beautiful Villages in France' book), Montauroux, St. Paul En Foret and Tanneron completing the region. Canton de Fayence is also the location for the Four Season Golf Resort and Spa called Terre Blanche (which gives Canton residents discount on the golf fees).
The Canton de Fayence also benefits from the facilities of a large lake within close proximity called Lac de St. Cassien which is famous for fishing, canoeing and during the summer is a great place for children to play and to conduct water sports. Skiing is only one hour to hour and a half away during the winter depending on whether you want to ski off piste like the locals or go for a proper resort. There are also a number of restaurants in the villages and towns, some are of a good standard and reasonably priced. Then there is a slightly higher standard and even Michelin starred for special occasions. There are also a number of golf courses not far from the Canton if you're a golfer. There is also one of Europe’s largest gliding clubs at Tourrettes that also has a number of small single engine prop planes. For wine connoisseurs, there are a number of vineyards within easy reach including the well known Chateau L'Aumerand. Other sightseeing destinations and points of interest include the caves and St. Cezaire and of course each of the towns and villages has their own markets and fetes.
As for amenities, each village and town has a crèche, nursery and school. Montauroux has a small playground for children and there is a cinema and tennis. There are many social group activities and sports for adults and children including skiing, rugby and tennis. Horse riding is also widely available within the region. There are a number of supermarkets available including Leclerc with a small shopping mall and petrol station, Lidl, Super U, Aldi and Picard as well as the local stores and boulangeries, charcuteries, patisseries etc.
Access is easy from Nice International Airport with a number of cheaper airlines such as EasyJet with frequent flights to the United Kingdom, Transavia offers cheap flights within Europe and international airlines like Emirates Airlines and Qatar Airways which offer easy travel to destinations in the Far East, Australasia and Africa. By car, Italy is only one hour away and Spain just over four hours away. Ferries to Corsica are readily available from Nice or Toulon.

The prosperous Var department is located in the most extreme south-easterly point in France and has an unsurpassable climate, except in early spring when the heavy showers arrive.
Toulon is the departmental capital of the Var with a population of over 160,000. It has the biggest harbour in mainland Europe, and France's Mediterranean navy fleet use the city as its base. Toulon is a historic centre in many ways, and its attractive old streets are host to many ancient buildings and hidden historic corners. The town also has a lively cultural scene, the highlight of which is the fantastic local opera company. The hills that look over the town and onto the sea have a number of great houses, villas and apartments.
The city of Toulon was damaged severely during the Second World War giving the centre a very different atmosphere to its neighbours on the coastline.
To the east of the Var you'll find the town of Hyeres, which is a great blend of both Provence and Cote d'Azur culture. There are few other places that offer exotic palm trees on a sun-soaked coast together with a medieval old town and other historical interests - imagine spending your holidays here!
The very famous St-Tropez is a stunning town architecturally and is celebrated for its glamorous lifestyle. It has a population of just 6000 in the low season, but as the temperature increases for the summer months the population explodes!
Further up the coastline and you'll come across the tourist resorts of Frejus and St-Raphael with their stretching sandy beaches and Roman remains. Not to be missed is Port-Grimaud. Built along a network of canals, the city bears a striking resemblance to the Italian city of Venice. The city is very attractive, although the top prize goes to Bargeme, which is widely acknowledged as one of the prettiest villages in the whole of France.
Both EasyJet and GB Airways fly to Toulon from Gatwick. If you'd rather avoid flying, however, you could take a Rail Europe service from London Waterloo all the way to Toulon.
Property prices in the Var remain high thanks to the popularity of the region and the proximity to the Mediterrannean coast. However, for investors, they have the advantage of a strong rental market to make a return on your investment. As expected, properties get slightly cheaper the further inland you delve.
