Ground Floor
The entrance hall with a toilet leads into the open plan living space that has got a chimney with an inset fire. The fitted kitchen is at one end of the room and a feature staircase is at the other end. The room has lots of windows overlooking the valley and a door opening onto the terrace and the garden.

First Floor
The open tread stairs lead up to a super mezzanine style landing with a floor to ceiling bay window to make the most of the panoramic views. The bay has 2 glass doors each accessing a balcony on each side of the window. Also on this floor is a large double bedroom with a door onto the balcony and an en suite bathroom with a bath and double hand basins.

Second Floor
This floor has got the same size landing with another large bay window. There are 2 more double bedrooms, a shower room and a separate toilet.

Annexe
On the top floor there is a double garage with 2 automatic doors. The middle floor is a large room of over 15m2 with a window overlooking the valley and a radiator. Below this is a laundry room housing the oil fired boiler and below again there is a dry cellar of 16m2.

The house is in a hamlet near La Forclaz, which has a bar/restaurant and is walkable. It is 15 minutes from Thonon-les Bains on Lake Geneva and 25 minutes from Morzine. The nearest skiing is in St Jean D’Aulps, part of the Portes du Soleil, which is a 15 minute drive away. You can access the rest of the massive linked ski area of the Portes du Soleil in Morzine.

This is a great location for both winter and summer activities and it’s only an hour from Geneva airport making long weekends feasible. From Calais it’s about an 8 hour drive.
