The fully restored house, is split level with accommodation on the ground floor level which could easiliy be used to create a self contained gite with the addition of a kitchen, or could be used as it is, as a private B & B or guest suite with a separate entrance. The land is fertile & grassy, plus mixed woodland, with a working vineyard of Carignan & Grenache blanc grapes, producing around 1000 bottles a year, on 0.75 of a hectare. If more grazing was required, it could be turned into pasture. The village is active, with a bakery & also a butchers van.

You enter via a private driveway, at the top of the village; this is one of the highest houses, commanding one of the best views! It is one of those places which is tricky to photograph as it unfolds gradually, revealing more as you begin your tour, but my photos were taken in winter so without so many leaves on the trees, you can see the house more clearly! Split level, as it is built on a terraced hillside, the double garages are on the same level as the large salle de jeu (playroom) & the first of the bedroom suites. This area could be used to create a gite or granny annexe. Upstairs to the main living accommodation, the triple aspect kitchen / diner looks over the valley on one side & leads out into the pool area on the other, via large sliding patio doors. The living room with woodburner also opens out onto the pool area with a 10 X 5 heated pool & the other 4 bedrooms & 3 more bathrooms (2 ensuite) are beyond this; 2 of the bedrooms open out onto a sunny verandah. The house has been restored with taste & quality fixtures & fittings; it has been owned for the past 12 years by a couple who painstakingly reclaimed the ancient vineyard from weeds & today it rewards them with a great crop. If an equestrian property was required, the land does lend itself to being suitable for horses, as it isn't too steep, flanked by mixed woodland (predominently oak) which has also been managed & is possible to explore via a series of pathways. Wild orchids grow here. The garden is beautiful & has a selection of prolific fruiting trees; evidence of the fertility of the ground, with a delightful mountain stream. There is a large lawn & also a petanque court; the garden is divided with planting; the pool area is completely secure with lockable gates & thick hedges. This home has been used as a holiday house for the past few years, but equally lends itself to beconing a full time residence.

Lodeve is less than 5 minutes away by car; a busy & active town with weekly markets, restaurants, commerce & schools. 55 kms to Montpellier & 50 kms to Beziers, this property is well served by airports, plus it is less than an hour to the coast.

Incredibly, even with all of the land, it is also a great 'lock up & leave' holiday home & has been used as such by the present owners, for just over 12 years.

Location in France

Herault, department number 34, is located in the South of France on the Mediterranean coast and has a fantastic year round climate. It is famous for its full-bodied red wines and for its oyster beds along the coast in the Bassin de Thau.
Montpellier is the capital of both the Hérault department and the Languedoc-Roussillon region, and is the driving force behind the regional economy with high tech industries in Agropolis and Euromedecine. The area has seen a dramatic transformation during the last 50 years. The rise of a strong left of centre local government has left a legacy of good housing, pedestrianisation of town centres and a public transportation network that is second to none.
Béziers is further to the south, renowned for its ancient bridge. It has a population of 70,000 and is the unofficial capital of the largest wine-producing region in France, with vineywards dominating much of the local landscape.
Elsewhere, the town of Sete is the most important fishing port on the French Mediterranean coast and Le Cap d'Agde is the largest purpose built tourist resort in the whole of Europe. It can accommodate up to 100,000 tourists at any one time. Nearby is Saint-Guilhem-le-Desert, one of France's most beautiful villages.
Flying into Herault couldn't be easier. There is an international airport in Montpellier and a smaller one in Béziers, with mainly flights from Paris. Although Ryanair now has a service from Bristol to Béziers three times a week. Montpellier has regular flights to and from the UK with Ryanair, GB Airways and British Airways. The fast and comfortable TGV train service also runs through to Montpellier.
In terms of french property, Montpellier is the most expensive city in the Languedoc-Roussillon and has experienced a 25 percent increase in prices over the last five years. Outside Montpellier, the trend remains similar, as the Hérault is an increasingly popular place in which to own property - but in the rural villages and hamlets further inland, there are still bargain french properties to be found.
