The farm has 41.25 ha including a small parcel of wood. Approx 36.75 ha is rented thus extending the farm to 78 hectares;
The farm is currently mixed, sheep (180 ewes) and cereals, with approximately half grass and half cereals. Crops grown include maize grain, wheat, sunflower and oil seed rape. The farm is equally suitable for goats, cattle, or any other livestock. [N.B. There aren’t cattle, though they could be kept without any problem, except that there is no quota and therefore, no subsidy. If, however, a young farmer is installed, they may be able to obtain a suckler cow quota.]
The buildings comprise of a large livestock shed (50m x 10.5m), straw barn (20m x 10.5m), hay barn (19.5m x 9.5m), machinery shed (10m x 8.5m), further stone machinery shed plus long stone buildings connected to the house currently used as storage, workshop, feed room and nursery pens. There is also a separate stone out building with 2 pig-sties and grain store.
The Property is an old “Petit manoir”, with the oldest part of the house dating from 1524. It has 4 good sized bedrooms, fitted kitchen, lounge, utility room, bathroom with separate toilet, original cellar, oil fired central heating and all the doors and windows are PVC double glazed. At present the house is on two levels, but the staircase gives access to the attic, which covers the whole of the main house, and could easily be incorporated into the house, if required. The staircase is a main feature of the house, being hand made of solid oak, and original. There is also access at the turn in the stairs into another attic over the oldest part of the house, (presently closed off) which has plenty of potential too, to convert to extra bedrooms/games room etc.
The rented land amounts to 37 hectares, at an average of 121€/hectare per year. It is mainly all in one block, and only a short distance from the main farm. The rental contracts are for 9 or 18 years. There may be the possibility to buy 7 hectares, which form part of a 48 hectare block around the farmstead .
Subsidies amount to approx 24000€, including the sheep.
