The chalet built 40 years ago has around 340m2 of living area on 3 floors. It is currently split into 2 accommodations: A 6 bedroom guest house on the first 2 floors and a 3 bedroom apartment on the top floor.
Ground Floor: Main entrance, 3 bedrooms (2 large family rooms, 1 smaller bunk room) 2 bathrooms, a large and spacious boot room, sauna & Jacuzzi room, shower room and utility room installed with a new boiler.
1st floor: Large hall, an L shaped living/dining room with open stone fireplace and American style fully equipped kitchen, a large south facing balcony alongside the lounge and dining room with space to accommodate 14 guests to dine al fresco amongst the backdrop of the Grand Massif mountain ranges. Also on this level are 3 spacious bedrooms, 1 with a south facing balcony, another with en-suite bathroom and a 2 further bathrooms.
2nd floor (apartment): The apartment has a front door entrance, leading into the lounge/dining room and kitchen, with a south facing balcony displaying the dramatic views, 3 bedrooms, a bathroom and plenty of storage space. The apartment totals approximately 130m2 (50m2 under eaves) providing a lovely little place to live whilst the rest of the chalet is occupied with guests.
Outside, the chalet is a west facing garden, a drive with ample space for parking and a large double garage.
The chalet is in a prime position and is ideal as a winter and summer business, yet it could serve as a large family home or be split into apartments.
Les Carroz set at 1150m is a brilliant gateway into the Grand Massif ski region with 265kms of slopes, ranging from breezy wide open ones to technical and challenging ones. The area is exhilarating with spectacular scenery over the Mont Blanc region. You can ski right into the village centre stop for a drink in one of the après-ski bars and walk back to the chalet (although you can cheat and take the ski bus which drops off outside the chalet!)
The village has a good choice of shops and restaurants, a heated outdoor pool (new for 2012), an 18 hole golf course and slightly further afield the Giffre gorge and river host to white water rafting, canyoning, kayaking and rock climbing. Also on the doorstep for the warmer months, there is also hangliding, parapenting, mountain biking down mountain trails and if you’re looking for a little lower key, there is the nearby lake and pool for bathing and swimming. Other highlights include the ever-changing waterfall of Rouget, the Botanical Gardens in Samoens and the stunning Sixt Fer a Cheval National Park.
Les Carroz is on the rise with projects in the pipeline and won’t be too long before this Savoyarde village becomes an unguarded secret.
