David Cowx Independent Agent, says :
A beautifully restored Savoie farm house in St Germain in the commune of Seez, up on the sunny side of the hill above Bourg St Maurice. The house offers 150 sq m--not officially verified-- that has been fabulously restored , a closed garage, 200 sq m more potential for renovation, excellent views , the most sunshine in theTarentaise and a small garden just over the road.
The renovated part of the house comprises, on the ground floor, a large modern, but authentic style fitted kitchen/dining room with all amenities and a big aga style wood burning stove. Beyond this there is a utility room and small toilet/wash room. On the first floor a large open living room features breathtaking views through two balcony doors and is full of light from a further 4 big asymetric top windows facing South. The master bedroom enjoys the same views and access to the balcony plus two big picture windows facing East catching the afternoon and evening sun. A large en-suite bathroom accessible from the lounge and the bedroom, features corner bath, flat level shower and distinctive luxury mountain styling. On a mezzanine floor above the lounge there is a small office area and guest bedroom. The house is fronted with a large South facing terrace/bbq area and a full width balcony on the first floor. Adjoining the renovated part of the house is a huge barn with floors, roof and walls intact giving an enormous potential for expanding the property by up to 200 sq m, or just as a very convenient storage area. The property is completely accessible by road summer and winter.
The foundations probably date from Roman times. St Germain was the way station on the Roman road that joined Lyon to Rome The existing building is 19th century. The interior has been artfully and thoughtfully renovated over the past three years. The property overlooks the Tarentaise valley from the sunny side with totally uninterupted views of the Les Arcs and La Plagne ski areas and the impressive Mt. Pourri at 3'800 meters altitude.
St Germain is one of the prettiest villages in the area, at 1300 meters altitude featuring an authentic mountain charm and an old water mill museum. Behind the house the mountain chain streches on up to the Mt Blanc range with no other roads or habitation in between. There are a dozen or so houses in the village, most of which are holiday homes, the resident neighbours are charming freindly people working for the most part in the surrounding ski areas.
Skiing is on the doorstep with the lifts from La Rosiere 2 kms away, Les Arcs at 10 kms, and Val d'Isere/Tignes 25 kms. ski touring, hiking and mountain biking start in the backyard.!
The very pretty village of Seez is a 10 minute drive away and has all the basic supplies on hand as well as a few hotels and bars . Bourg ST maurice is a furthewr 5 minutes drive with a wide choice of shops, bars and restasurants .
Bourg has now become a great all year round tourist town
